Emery Roth’s only Art Deco-style co-op tower along Central Park West
The Ardsley is one of eight Central Park West residential towers designed by Hungarian American architect Emery Roth, including The Alden, The Beresford, Eldorado and The San Remo. Completed in 1931, the then-apartment skyscraper is the finest example of Art Deco-style architecture in New York. The 22-story tower features light and dark bricks in a bold geometric motif adorned with rectilinear lines, emphasizing its verticality. The uppermost floors feature multiple setbacks and cantilevered balconies. Meanwhile, pinkish cast-stone door frames with sumptuous geometric forms ornament the street-level facade. In 1971, 320 Central Park West was converted from a rental building to the co-op that is today. With nearly a century’s worth of tenants —notably famous residents including singer Barbara Streisand, actor David Duchovny and lyricist Lorenz Hart — The Ardsley has remained one of Central Park West’s legendary cooperatives. “The Ardsley has a reputation,” says Yair Tavivian, real estate broker at Douglas Elliman, who has represented multiple units in the building. “People want to live here because of the location, but mainly because of the address.” That said, it’s safe to assume buyers looking for an Upper West Side co-op will have this location on their list.
Oversized windows bathe graciously spacious floorplans in natural light
“Every residence is very spacious,” says Tavivian. “[The building] was planned in an era when floor plans weren’t value engineered.” Tavivian says the windows are “huge” compared to the nearby condominium buildings. He says they add an incredible openness paired with copious natural light and fresh air. “This is further magnified when units are right in front of the park.”
Unlike other Upper West Side co-ops, buyers won’t have to pay “an arm and a leg” for these gratuitous features. The Ardsley comprises 201 units spread out across 22 stories. A one-bedroom on the fifth floor renovated by Brooklyn-based interior design firm Weiss Turkus sold for $985,000 in January 2024. (Compared to a corner unit one-bedroom at The Beresford that sold for $3.1 million in June 2013.) A two-bedroom on the 11th floor with a private terrace and a massive primary bedroom walk-in closet sold for $2.5 million in February 2023. A three-bedroom on the fifth floor with direct views of Central Park and well-maintained pre-war herringbone flooring sold for $3.3 million in May 2023. The grandest of listings, a combined penthouse duplex that was once the home of the legendary singer Barbra Streisand, sold for $10.5 million in June 2019.
Elegantly modest amenities, including two bike rooms and a fitness center
The Ardsley is a full-service cooperative building with a round-the-clock door attendant and live-in superintendent. Residents can access cycle parking in the building’s two bike storage rooms. Private storage is available upon request with an additional surcharge. A community laundry room on the lower level offers dry cleaning services. Meanwhile, the modestly sized gym offers up-to-date cardio machines, weight training equipment and a movement studio for stretching, yoga and dance. On the main level, kids can find a playroom with children-sized furniture, plentiful toys and a wide selection of games.
A quiet residential haven in Central Park West
“People want to live here because it’s Central Park West,” says Tavivian. “This is the most luxurious avenue on the Upper West Side.” The quaint thoroughfare along Manhattan’s historic green space is “unbelievably quiet because it is 100% residential.” It’s true, and one can verify when one sees the sidewalks of Central Park West dotted with families pushing strollers and wearing ergonomic baby carriers, senior citizens walking hand-in-hand and passersby walking a dog or two. The occasional food truck or a Mister Softee can be found in front of high-traffic places along the avenue, including the Central Park Montessori, Strawberry Fields or The Dakota. Bear in mind, it’s not all school children and cool dads. There are a handful of museums like the American Museum of Natural History and the New York Historical Society. And, of course, there are Upper West Side dining institutions that need no introduction, including the likes of Jean-Georges, Kappo Masa and Tavern On The Green. For groceries, residents can pop by the neighborhood markets, including Westside Market, Whole Foods and Trader Joe’s.
Two subway stations along 96th Street
Residents have access to two nearby subway stations along 96th Street. At Central Park West, the station services the A, B and C trains. Additionally, the 2 and 3 lines are accessible a bit further west at Broadway. Meanwhile, there is a Citi Bike docking station at 91st Street and Central Park West for local trips.
