Each unit is different in this prewar Chelsea co-op
Situated on 23rd Street between 6th and 7th Avenues, Chelsea Mews is a handsome limestone-brick-clad co-op designed as a printing factory in 1910. The 12-story prewar building was converted into lofts in 1984. According to Jeff Goodman, a broker at Brown Harris Stevens, all 107 units are different. “This building is unconventional,” he says. “Each apartment is unique.” He explains that people who buy here don’t fall in love with the building; they are drawn to each residence's unique traits. “Most people have never seen apartments like the one I am representing,” Goodman says.
Luxurious additions include hidden lofts, roomy storage rooms and private outdoor spaces
As of November 2024, Goodman listed a 1,769-square-foot two-bedroom triplex with 14-foot ceilings and a private street entrance for $1.25 million. The unique layout features a great room with a large kitchen and dining area on the main floor, a lofted foyer big enough to be a sitting room or an office, and an upper floor with two-bedrooms; unique standouts include a street-level mud room, through-wall air conditioners and an in-unit washer-dryer.
Being a prewar loft building, the design features spacious floorplans with ample storage space, including deep closets and multiple walk-in closets. Regardless of size, the typical floorplan will include a smaller, galley-style kitchen that opens to a massive living room with 12-foot ceilings and a hidden or exposed stairway leading to a lofted space above. Many apartments are outfitted with pleasantly unexpected additional spaces, including concealed lofts, storage rooms, an alcove space that could be used as a bedroom or office and a private balcony or rooftop terrace.
Studios, ranging between 600 and 700 square feet, feature an expansive living area with numerous closets, a lofted space above (often used as a bedroom in smaller units), and an additional, sizable storage area; the most recent sale closed at $605,000. One-bedrooms, averaging 900 square feet, feature one main living space that combines a semi-open kitchen (typically around a corner), a large bedroom with multiple closets and a lofted space overlooking the central area; the most recent transaction was in May 2024 for $895,000. It should be noted that there are a few rare exceptions (primarily two-bedrooms, excluding studios) on each floor, which are not lofted and compensated with additional square footage (and space-optimized open layouts). Two-bedrooms, spanning 1,200 to 1,600 square feet, vary the most, featuring many layouts lofted with splits layouts and salon-like foyers; the latest sale netted $1.1 million in July 2023. Meanwhile, the penthouses are particularly luxurious, with layouts featuring a top floor with a primary bedroom and a massive private terrace; the last listing went on the market for $1.6 million in November 2024.
A fully staffed elevator building with basic amenities
Chelsea Mews is a full-service co-op with a round-the-clock door attendant, live-in superintendent and part-time maintenance staff. For added convenience, there are laundry facilities on each floor. Offering picturesque views of Chelsea and the Flatiron, the landscaped rooftop terrace is outfitted with chaise lounges, dining tables and chairs and industrial-grade barbeques. Residents can find personal storage units and a locked bike room on the lower level. Plus, an adjacent third-party parking lot offers competitive monthly rates for indoor spaces.
Plentiful greenspaces, all the galleries and iconic gay bars
On any given day, 23rd Street is bustling with a gaggle of Fashion Institute for Technology students, a cool dad and son wearing matching Comme des Garçons Chuck Taylors and Google employees donning the proverbial tech hoodies. The gallery district is within reach, concentrated between 18th and 28th streets and 10th and 11th avenues; big names include Gagosian, Pace and David Zwirner, to name just a few. Of course, one cannot mention Chelsea without mentioning its legendary gay bars; the classics include Boxers, Rebar, and Barracuda. Meanwhile, outdoor enthusiasts can enjoy nearby greenspaces at Madison Square Park, the High Line and Hudson River Park. Similarly, fitness enthusiasts can flock to the neighborhood Equinox or Chelsea Piers to work out, play pickleball or hit balls at the driving range. Residents can shop at the local markets for groceries, including Fairway, Trader Joe's, Westside and Whole Foods.
Between two subway stations
Chelsea Mews is sandwiched between two 23rd Street subway stations, offering the F, M and 1 lines, respectively, plus PATH trains. Living off the main thoroughfare provides easy access to the West Side Highway. Additionally, bicycles can take advantage of the bike lanes at the nearby Hudson River Greenway.
