A 1960s co-op on a commuting corridor surrounded by green

One of two buildings in the Castleton Corners development known as The Fountains, the 10-story, 143-unit co-op at 1000 Clove Road is on a busy thoroughfare between two large green spaces. "The strength of the building is definitely the location," says Keller Williams New York City broker Richard Bier, a 25-year resident of Staten Island. Bier describes the nearby intersection of Clove Road and Victory Boulevard as "almost like a transit hub" because "all the buses hit that corner. They go to Brooklyn, the ferry and Manhattan from there. You have a lot of options," he says. "If you see a bus is super crowded, you just get on the next one." The public Silver Lake Golf Course to the east and the amenity-rich Clove Lakes Park to the west temper the activity at the 1963 co-op's street level. Many units above the third floor have a large terrace that provides views of the green spaces. "Most overlook the park. If you have a terrace, it's nice," says Bier. What's not so nice, is the possibility of required, and potentially costly, maintenance of those private outdoor spaces. "I have a friend in The Fountains. One thing she recently told me is that they have a huge project due to redoing the terraces," says Bier. "They already have been notified of a large assessment to pay for this."

Studios to two-bedrooms offering value

Homes at The Fountains include studios to two-bedrooms. Studios can be up to 750 square feet and list for $100,000 or more. One-bedrooms measuring as much as 875 square feet ask up to $190,000, and two-bedrooms as large as 1,100 square feet sell for $310,000 or less. The co-op's age has benefits and drawbacks, says Bier. "It's an older building, but apartments are bigger because it's older."

A pool, shared laundry and parking with a waitlist

The Fountains has a 24-hour door attendant and a shared laundry room. Bier describes the large lobby — which does, in fact, contain a fountain — as "dated." It has dark furniture and heavy drapery. One of the co-op's standout amenities is a seasonal pool, open to all residents. Maintenance fees include utilities. Parking is available, but there is a waitlist.

Convenient for commuters, golfers and nature-lovers

The co-op is technically on the northeast border of Staten Island's Castleton Corners, where it intersects with the southernmost part of West Brighton. Specialty food store Olive Tree Marketplace is a five-minute drive from the building, and a large supermarket, Met Food Victory Boulevard, can be reached in 10 minutes by car. Bier notes that while a few small businesses are nearby on Victory Boulevard, "nothing is super close. You probably need a car." Silver Lake Golf Course is directly east. Measuring almost 200 acres, Clove Lakes Park is known for its natural habitats, lakes and ponds, as well as a 300-year-old tulip tree. The popular park also includes playgrounds, athletic courts and fields, hiking trails, barbecue areas and a seasonal ice skating rink. The Staten Island Zoo can be reached in five minutes by car.

Numerous bus lines for connection within and out of the borough

Buses stop outside the building and at the corner of Clove Road and Victory Boulevard. The commute to Downtown Manhattan via the ferry and/or bus is about an hour. The drive to midtown Manhattan takes about the same amount of time. South Brooklyn can be reached in about 20 minutes by car via Interstate 278 and the Verrazzano Narrows Bridge. Travel time to Newark Airport is about 40 minutes.
