A “good value” building bookended by the Lincoln Center and Central Park
Buyers interested in living in a well-priced, full-service building in the heart of a bustling New York City neighborhood will find The Harmony a worthy contender. Zachary Scott, a real estate agent with The Agency who’s sold a number of units in the 27-story co-op believes that prices are “reasonable” for the area, given the building’s proximity to a wealth of cultural activity and everyday conveniences. “It's a good value proposition,” he says. “It's one of the better buildings. I’d say it’s a good building for first-time buyers.” Some of the L-shaped property's interior units have balconies and with Lincoln Center essentially as its front yard and Central Park practically its backyard, there are always interesting views to be had.
Spacious one- and two-bedroom units, easily expanded to threes and fours
Architect Philip Birnbaum has been criticized for the lack of flare in his building facades, in the Harmony’s case, a nondescript envelope of picture windows and metal paneling. The prolific New York City architect responsible for The Savoy Condominium and The ASCAP building was extremely popular with developers, however, as he had a knack for optimizing space. As it turns out, Birnbaum’s spatial talent resonates with buyers too. “The layouts have been thought through,” says Scott. “They're quite spacious and very well-appointed. No dead space.” That said, the bulk of The Harmony’s apartments are one- and two-bedroom units but there have been a number of combinations over the building’s 43-year lifespan, resulting in even larger apartments. There are now several three- and four-bedroom units with uniquely designed kitchens and expansive great rooms. “If you come to them with a proper architect, a proper engineer and a proper construction person, then they're fine with changes,” Scott says about the co-op’s board. Built in 1981, original units feature galley kitchens, parquet floors, and casement windows (these flood apartments with natural light and provide views in almost every direction). Many of the apartments currently up for sale are one-bedrooms outfitted with more contemporary materials like light-colored plank floors and stainless steel appliances, which tend to attract buyers. “The apartments that are already turnkey are moving quickly. Apartments that need work are sitting,” says Scott.
One-bedroom units starting at $525,000 and no flip tax
During the summer of 2024, two four-bedroom units happened to come onto the market: one with a whopping 3,800 square feet of space, plus a balcony, that sold for $4.495 million. The other, a 1,900-square-footer, went for $2.65 million. “I'd say most of the one-beds are around the 6- or 700- square-foot mark,” says Scott. “Obviously the studios are a little bit smaller.” Someone took a 700-square-foot, one-bedroom off the market at $605,000 in the first half of 2024 but one-bedrooms are on offer for as low as $525,000. A large, upgraded alcove studio sold for $825,000 later in September. The building permits guarantors, co-purchasing, and pied-a-terres with board approval. There is also no flip tax.
A well-loved, full-service front desk, with an upgraded lobby and residents lounge
“I've probably spoken to 40 or 50 of the residents and the staff in the building is certainly a selling point. Everyone absolutely adores the staff there,” says Scott about the 24-hour doorman, the concierge, porters, live-in super and maintenance workers. Residents are welcomed by a recently renovated lobby with contemporary light fixtures and furniture. An updated residents lounge with a television and floor-to-ceiling windows sits on the mezzanine level. A bicycle room, basement storage, a children’s playroom, laundry room and dry cleaner are also in the building. There is no on-site parking but public parking garages are located opposite the building: two across 62nd Street and one on 9th Avenue. Pets are permitted.
A prime spot for easy access to top-notch cultural activities, food and recreation
For entertainment and shopping, The Harmony’s location across the street from the Lincoln Center campus is hard to top. Residents have a front-row seat to numerous cultural institutions including the New York City Ballet and are just a few steps away from Jazz at Lincoln Center inside the Deutsche Bank Center. And as if that weren’t enough, The David Rubenstein Atrium at Lincoln Center — an intimate, free-of-charge space hosting community cultural performances, talks and other social events — lives on The Harmony’s first floor. Residents do not need to go far for authentic, elevated Mexican food either as highly-regarded local chain Rosa Mexicano, also shares space on the building’s first two floors. Gastropub P.J. Clarke’s sits on the same block.
Everyday shopping is also nearby, with a Target and Sephora right across the street. The Shops at Columbus Circle is only a four-minute walk away and retail catering to a variety of budgets and tastes — everything from H&M to Stuart Weitzman to Swarovski — can be found there; a Whole Foods is located in the basement level and an Equinox is on the ground floor. Some of Manhattan’s best-rated restaurants are also within a five-block radius of The Harmony. Chef Masayoshi Takayama’s three-Michelin-starred restaurant, Masa, is located on the fourth floor at The Shops at Columbus Circle. Buzzy Tatiana by Top Shelf alum Kwame Onwuachi resides within Lincoln Center’s David Geffen Hall across the street from the building. Jean-Georges Vongerichten’s namesake restaurant which boasts two Michelin stars, is a five-minute walk away. Restaurants more on the casual side like The Smith and Le Pain Quotidien, dot Broadway. And, of course, the iconic Central Park is just one block from the building.
Convenient transportation options are nearby
The Harmony is well-connected to transportation as it’s a three-minute walk to catch the 1 train at the 66th Street subway station. Columbus Circle is a six-minute walk away and the A, B, C, D and 1 trains stop there. Residents can also cross Central Park on the M66 and take the M11 to travel uptown and downtown via 10th Avenue. The West Side Highway is five minutes away.
