Clinton Hill loft-conversion residence popular with affluent creatives
Previously the main production facility of the Kaiser Underwear company, The Kent is a nine-story factory-turned-condominium in the heart of Clinton Hill, Brooklyn. Its 103 larger-than-average units benefit from the building’s solid stone — slightly Neoclassical-style — construction and soaring 12-foot ceilings. The structure was erected in 1930 and cleverly converted by award-winning architect Elissa Winzelberg in 2004. She and her team added two additional set-back floors that house duplex penthouses. The Kent’s massive multi-paned windows frame largely unobstructed views over its low-rise surroundings. “Eastern exposure residences are flooded with natural light,” says Andrea Wells, a salesperson with Compass. “Homeowners get views of the open sky and even rainbows occasionally. The bright morning sun is spectacular. Unsurprisingly, these units are popular with creatives. People who live here stay for a long time.” The building incorporates several common areas, including a large courtyard garden, but its main amenity is the raft of top-ranked owner-operated restaurants in both adjacent Fort Greene and Bed-Stuy neighborhoods.
Flexible lofts with 1000 square feet of space and hyper-efficient layouts
“Most of the residences are one and two-bedroom units with more square footage than most condos in the city,” Wells adds. “There’s enough space in one-bedroom units to section off second bedrooms.” The vast majority incorporate a sizeable 1,000 square feet of space with two full bathrooms and large closets relegated to the structure's internal core so as not to obstruct the views or the large, open-plan layouts. These are priced around $1 million, with slightly higher costs reflecting recent alterations made by previous owners. As with any building, units on higher floors fetch a premium. A progression of slanted roofs and perpendicular skylights reminiscent of a specific type of industrial architecture tops the duplex penthouses. These 1,327-square-foot through-building, two to three-bedroom homes feature two outdoor spaces on either side and sell for around $1.5 million. “The residents that are perhaps the luckiest, however, live on the seventh floor, where units feature large arched windows,” Wells adds. Ground-floor studios go on the market for just above $850,000 on average and incorporate private 242-square-foot patios.
Most residences still have the original top-quality kitchens with a sleek maple wood finish introduced by the sponsor during conversion 20 years ago. Some homeowners have taken advantage of the especially high interiors to introduce custom floor-to-ceiling cabinetry. Even if most kitchens include islands, there’s still plenty of room for formal dining room setups. All residences have in-unit washer/dryers.
A large courtyard garden and some of Brooklyn’s best restaurants
People don’t live here for the amenities but rather for the massive loft residences and the views. That said, the private patios give way to a large interior courtyard with new outdoor furniture and a walkway-encircled herb garden updated in spring 2024. There’s also an “adorable” children’s playroom, says Wells, and well-equipped gym. “It’s a full-service building with a friendly staff,” Wells notes. “The door attendants actually open the doors. Even if it’s in prime Clinton Hill, street parking isn’t hard to find on this block.” There’s also a large garage 30 yards from the building’s entrance. Residents can try to negotiate a discount on monthly rates.
The Kent is two blocks from prestigious art school Pratt. The building is also near Franklin Avenue and all its distinct eateries. Caddy corner to the building, DeKalb Avenue has a relatively secure bike lane that quickly connects residents with nearby Fort Greene and its wide array of premium haunts — Roman’s, Walter’s and Saraghina Caffé, among many others. Fort Greene Park is ideal for picnics and includes tennis courts. Replete with a dog run and playground, Herbert Von King Park isn’t far either. The Kent is equidistant from the Classon Avenue and Bedford-Nostrand Avenues G subway line stations. The C train serves the Franklin Avenue station on Fulton Street, 12 blocks south.
