Albany's Delaware Avenue is a triple-threat neighborhood, offering residents comfort, convenience and community. The community feels increasingly suburban, with single-family dwellings, driveways decked with basketball goals and children's bicycles strewn in spacious yards, making the neighborhood feel far removed from the city. But Downtown Albany — with all its amenities and bustle — is a mere three miles away. Residences in the neighborhood include detached and multifamily units on compact lots. You'll notice a mix of homes with brick and vinyl siding featuring stoops and front porches where neighbors socialize, according to Keith Wells, a sales and leasing associate with 518Realty.com, who has been selling homes in the area for nearly a decade. To sweeten the Delaware Avenue deal, there's a thriving sense of community, says Wells. "People are out and about. It's a very welcoming area, very friendly. It's something worth checking out,” he says.

Delaware Avenue, where homes sell fast

For a typical three-bedroom, traditional single-family home with bungalow architecture, residents can look to spend about $170,000 to $250,000. A two-family ranch-style residence will cost around $300,000, according to Wells, and these prices reflect the neighborhood's layout. "Price goes up a bit as you move west," he says. Like the rest of the region, housing inventory is low. Homes here typically spend a little more than a month on the market, Wells says. Most dwellings have proximity to one another with manicured lawns and modest sidewalks, where trees line the streets.

Impressive athletics at Albany High

School-aged children may attend New Scotland Elementary School, which has a B-minus from Niche. For middle school, students often move on to William S. Hackett Middle School, which has a B and is known for its highly involved Parent Teacher Association that's positively impacting students. Community youth sports teams battle it out on the baseball and soccer fields at the Christian Plumeri Sports Complex. Interstate 87 is the main thoroughfare that drives next to the neighborhood. Residents who don’t drive get around with the Capital District Transportation Authority bus service, which also helps those commuting to Albany. The Albany International Airport is 14 miles away.

Despite having some suburban sensibilities, Delaware Avenue offers residents solid entertainment options, like Indie and feature films at Landmark's Spectrum 8 Theatre and live performances at the Albany Civic Theatre. From Delaware Avenue, it's a quick trip to Downtown Albany — a major attraction for many homebuyers, says Wells. "You can walk to Lark Street downtown, where you find a plethora of restaurants and taverns and coffee shops,” he says.
