Named for its location at the base of the Sandia Mountain Range, the 660-acre Foothills North combines rural, desert scenery with urban conveniences 15 miles southwest of downtown Albuquerque. Older retirees once made up the bulk of the population, but now younger families are moving here for the great schools and nearby shopping and happy hour options, and of course all the trails they could possibly hike or bike.” They’re also moving here for the lower crime rate; the neighborhood's CAP Index Crime Score is 2 out of 10, compared to the national average of 4. Many of its 5,000 residents work in healthcare at the city’s Sandia Labs, or are in the military, commuting to Kirtland Air Force Base.

Open and gated subdivisions with Pueblo Revival-style architecture
Foothills North features 25 self-governed subdivisions, known here as villages, eight of which are gated communities; HOAs manage the neighborhood’s sidewalks and parks. “Homes here range from four-bedroom empty-nester patio ranches on quarter-acre lots with Pueblo Revival-style architecture, selling between $650,000 and $850,000, to modern three-bedroom Craftsman-style ‘move-ups’ that younger families are renovating, starting around $550,000,” says Adams. Most were built between the 1980s and early 2000s, with flat roofs, rock-edged foundations and earth-toned stucco exteriors, while custom-built contemporary Pueblo Revival-style estates east near the Sandia Mountains range from $1 million to $2 million. Central gated communities like High Desert offer full-time security, well-maintained walking paths and unobstructed mountain views. Homeowners will walk neighborhood streets at night here under starlight: “there’s no streetlights because the city wants to preserve the rural, desert environments by minimizing light pollution.”

Roughly 1 mile south, High Desert Park offers fenced-in tennis courts and a playground for youngsters; residents can picnic under the shade of mature sycamore trees here, or stroll along the concrete path with their pups. Adams says that folks cross Tramway Boulevard about three miles southwest for area restaurants. At Savoy Bar & Grill, diners can enjoy braised lamb shank with glazed carrots, or linger over an old-fashioned cocktail. Down the street, Farino Alto Pizzeria & Wine Bar offers wood-fired specialty pizzas and family-sized portions of Italian macaroni and cheese with white sauce. In the neighborhood’s southern end, the Bridges at Tramway shopping center offers locally owned boutiques; an Albertsons grocery store is a mile west, while department stores like Kohl’s are found 6 miles northwest.
Savoy is a local favorite that Foothills North residents head to for great wine and lamb.

Check for radon gas
Radon gas can seep from the Sandia Mountain range into neighborhood homes, so Adams says that homeowners will typically test for radon before they move in. These tests last for about 3 days, and if a high level of radon is detected, the homeowner can install a mitigation system; if radon levels are low, Adams says the tests can be done again in a year.

Must have cars for transportation
State Route 556 (Tramway Boulevard) links locals to shopping and restaurants, and residents can travel roughly 16 miles southwest to downtown Albuquerque via Interstates 25 or 40; rush hour commute times average about 35 minutes. With no public transportation here, “locals have to use their cars to get around,” says Adams, “but they can also walk or bike residential streets.” Presbyterian Kaseman Hospital and the city’s main airport, Albuquerque International Sunport, are within 20 miles.
