Home to just over 4,000 people, the neighborhood “is a family friendly community with an agricultural feel,” says Leo Munoz, owner/broker of Aetos Real Estate Services, who grew up in the area. “Folks tend to like this area because there’s no HOAs, and you can take your pick of lot sizes.” Many residents are farmers or work for Netflix or Facebook’s data center closer to the city, yet here they're still minutes from parks, shopping and dining options along Coors and Isleta Boulevards to the east.

Ranch- and Craftsman-style homes on large lots
“Most of the homes here sit on quarter-acre- to 10-acre lots, and many of them are water-right properties,” says Munoz, ensuring landowners access to water near their property; when building new homes, folks need a permit from the state to rely on a well for their main water source. Pockets of up to four-bedroom ranch-style homes built between the 1960s and ‘90s are found toward the east, ranging from $250,000 to $330,000. Common features include earth-toned stucco exteriors, rock-edged foundations and metal fencing to house livestock. To the northeast, cul-de-sacs offer contemporary Craftsman-style homes with up to three-car garages, selling between $360,000 and $650,000, while Coors Park and Remington Estates offer three- and four-bedroom manufactured homes, starting around $250,000. In the southwestern end, vacant 10-acre lots start at $13,000.

Students can attend Albuquerque district schools like Pajarito Elementary, which earns an overall C grade from Niche, then continue to C-minus-rated Polk Middle. Picnics, gym access and birdwatching
Parks and green spaces sit within a few miles south and east of the neighborhood. At Valley Gardens Park, cottonwood trees offer shade for picnics, and open fields and a playground provide places for kids to get some exercise. Further south, Raymac Park also has a jungle gym. Students head to the Los Padillas Community Center for homeschool programs before hitting the gym, while adults play a league basketball game. Sitting near the CNM South Valley Campus, alfalfa fields span the 20-acre Pajarito Open Space, with its roughly 1-mile dirt-packed trail fit for birdwatching.

Longstanding eateries line Coors and Isleta Boulevards to the east. Family-owned Abuelita’s New Mexican Kitchen, a favorite since 1984, showcases local artwork, and is known for their signature “tacopillas” – sopapillas folded like tacos with all the fixings – and wine margaritas. Further south, locals hit up Twisters Burgers & Burritos, a setting for the TV show Breaking Bad, to dine on green chile cheeseburgers or their famous breakfast burritos and curly fries. The AMC Classic movie theater is found to the north, and shoppers can browse department stores like Ross just east of Coors Boulevard, before grabbing groceries at Jerry’s Market toward the southeast.

Nearby interstate and public buses
Coors and Isleta Boulevards are the neighborhood’s main thoroughfares. Car-dependent locals can travel the roughly 12 miles northeast to downtown Albuquerque via Interstate 25; rush hour commute times average up to 20 minutes. Bus stops for ABQ RIDE services are found along Coors Boulevard, and Presbyterian Hospital and the city’s airport, Albuquerque International Sunport, are within 16 miles northeast.
