Surrounded by flat prairie land and the open blue of an unobstructed horizon, the neighborhood of Rolling Hills is 10 miles north of downtown Amarillo. Pickup trucks rumble down the quiet streets while chickens and goats roam around generous acreage. This quiet area is popular for those who want some respectable space between themselves and their neighbors. "The outskirts of Amarillo are what's hot right now. You see it more in the south, between Amarillo and Canyon, but more and more developers are popping up wherever they can find land for sale," says Jinger White, a Realtor with Era Courtyard Real Estate who's lived in the Texas Panhandle her entire life. "One of the biggest upsides of living in north Amarillo is that you're close to our big employers, like Plantex and Bell Helicopters."

Rolling Hills sits in the northern prairie area, with narrow paved streets cutting through the stretches of land. Many homeowners in the neighborhood have taken advantage of looser regulations by adding structures such as new sheds, workshops and fences for farm animals. "People want to have some land, and developers notice that. I'm working with a builder right now that has six lots open," White says. "I will say that neighborhoods in the outskirts sell for more than usual in our city. You're looking at prices past $400,000, which is high for Amarillo." Homes in Rolling Hills are larger than average, typically around 2,000 square feet. Many were built in the midcentury, but new traditional and custom properties began popping up at the start of the 21st century. Sabre Cofer, a Realtor with EXP Realty with over 15 years of experience selling in Amarillo, says that the market moves fast for neighborhoods with established homes and generous lot sizes. The price depends on acreage and construction era. The newer the house, and the more land it sits on, the higher it sells for. Midcentury ranch styles on a couple of acres may sell between $300,000 and $400,000, while larger, more modern homes sell for $450,000 to $600,000. The CAP Index Crime Score is a low 1 out of 10. The national average is 4.

On the pathway to River Road High School
Rolling Hills falls under the River Road Independent School District, which has a distinct pipeline of four schools. Young children start at Willow Vista Early Childhood Academy for pre-K to first grade before heading to Rolling Hills Elementary for second to fifth grades. Both are rated a B on Niche. In 2020, Rolling Hills Elementary developed the Targeted Improvement Plan, which acts as a living document to keep track of student performance and incrementally help improve grades and engagement each year. Kids move on to River Road Middle, which gets a B-plus grade, before heading to B-minus-rated River Road High School.

Exploring Thompson Memorial Park
While Rolling Hills may not have a designated park, it's about 9 miles from Thompson Memorial Park, about a 10- to 15-minute drive. It's an urban green space with a playground, disc golf course and connecting dog park. Just up Dumas Drive, the Thompson Park Pool is open to the public and is bordered by the Ross Rogers Golf Course. Visitors don’t need a membership to book a tee time. Throughout the year, Ross Rogers also hosts tournaments and league games. Rolling Hills is home to the Rolling Hills Riding Club, an equestrian center that draws in people from nearby cities for its diverse competitions and events.

While Rolling Hills has some businesses scattered nearby, most residents will drive into Amarillo for big errands. "We don't really have traffic, so getting into Amarillo to go to Walmart only takes about 15 minutes," White says. "I've noticed more commercial business popping up in the outskirts, though, so I think that will keep growing." A Dollar General is next to the neighborhood, and south along Dumas Highway are convenience stores and small local eateries. Wesley's Bean Pot & BBQ has been serving brisket and ribs to Amarillo for over 30 years. The nearest commercial strip is 8 miles south, off Amarillo Boulevard, where there’s a Walmart Supercenter, Lowe's, Natural Grocers and several banking locations.

Heading into Amarillo via Dumas Highway
Rolling Hills is about 4 miles from Dumas Highway, which connects to Interstate 27 and the 40 loop, both major thoroughfares. Amarillo City Transit does not run bus lines to the neighborhood, so driving is the main way of getting around. The Rick Husband Amarillo International Airport is 20 miles southeast, and the Northwest Texas Healthcare System is 11 miles south.
