On the surface, Ardmore appears to be a sleepy bedroom community in the Philadelphia suburbs, but with more than 5,000 homes, it's more like a sleeping giant. One of the area’s biggest draws is its location. “You are 25 minutes from the Delaware state line, 45 minutes from Maryland and 20 minutes from New Jersey. It’s great proximity to employment (in those areas),” says John McAleer with Keller Williams Main Line – Ardmore. McAleer has been selling homes on the Main Line for 17 years.
The community is mainly made up of families. “The 20 to 32-year-olds tend to be city dwellers,” McAleer explains. “When they start families, they tend to move to places like Ardmore.” He adds that although Ardmore is family-oriented, it is “a community for everybody.”
Located just 9 miles from Center City, Ardmore is home to over 250 retailers and restaurants.

Densely packed historic homes
New construction is limited in the community because McAleer says there are few open parcels to build on. “This is a dense community with lots of semi-detached colonial homes,” says John McAleer with Keller Williams Main Line – Ardmore. McAleer has been selling homes on the Main Line for 17 years. “Most of the area was built between 1925 and 1935. The homes that are older than that are mostly Victorians. The homes are some of the lowest priced on the Main Line.” The median housing price in Ardmore is around $480,000, slightly above the national median but significantly below nearby Malvern.
Although the lots tend to be small, roughly 2,600 square feet, McAleer says other local amenities make up for it. “Small lots, big parks.” The CAP Index crime score for the community is 3 out of 10, which is lower than the national score of 4.

Enjoying Ardmore's parks
With more than 30 parks in Haverford Township, there are plenty of opportunities to enjoy the outdoors. There are traditional parks, dog parks and skate parks in the township. “Haverford Township has one of the best park systems in Pennsylvania,” he says. Merwood Park is a popular local park with a basketball court, two ball fields and a playground. Cobbs Creek also runs through the park, which adds to the scenery. Linwood Park is a little green place where residents can relax or walk. The facility is also used for a variety of local activities. Normandy Park also includes a large open area, numerous trees, picnic tables and horseshoe pits. Ardmore can be very hilly, especially in the northern section of the community, but the residential areas are full of trees and greenery.

Highly rated school districts and a basketball legacy in Lower Merion
Students who live in the Haverford Township part of Ardmore can attend schools in the School District of Haverford Township, which has a Niche grade of an A. They go to Coopertown Elementary School, Chestnutwold Elementary School, Haverford Middle School and Haverford High School. All of those schools have an A rating. Those living in Lower Merion Township attend the Lower Merion School District with an A-plus rating. They go to Penn Valley Elementary School, Welsh Valley Middle School and Lower Merion High School. Penn Valley has a B-plus grade, while the other schools in the pipeline have an A-plus. Late NBA star Kobe Bryant led the Lower Merion basketball team to a state championship in 1996. In 2010, the school named its new gym after him. The high school has a stellar boys’ tennis team as well. The Aces have won 10 state titles, six of them since 2006. There are also more than 20 colleges in the area, including nearby Villanova and Haverford College, which is one of the oldest colleges in the U.S. that Quakers founded.

Ardmore is home to Suburban Square, one of the earliest official shopping centers in the United States, opening in 1928. Today, the pedestrian-friendly open-air mall is the area’s premier retail and dining destination. It features popular stores and a variety of local shops and restaurants. There are additional shopping centers and local businesses along Lincoln Highway, including several multicultural restaurants. There’s also a local Target on Lancaster Avenue. For grocery stores, there is a Whole Foods Market nearby Wynnewood and an Acme in Bryn Mawr.
