Storybook feel in the Arlington neighborhood of Alcova Heights
Alcova Heights is a small residential slice of Arlington where ivy grows on brick cottages built in the early 20th century. Single-family homes like craftsman-style houses and white brick Cape Cods with dormer windows sit on quarter-acre lots behind small front lawns and sidewalks. Brick pathways cut through tall trees and bushes to bring people to their front doors, and other lawns are bare and protected by wrought iron fencing. People go to the neighborhood park to relax in the grass and play sand volleyball, and one of Arlington’s most beloved comfort food eateries is right around the corner. “It’s a fun neighborhood and it’s a very safe neighborhood,” says Josh Bell, managing partner and Realtor at Liton Properties in Washington, D.C. “There are a lot of decent parks in the area, and it’s very walkable.”
From early 20th century homes to new construction in Arlington
Location and housing styles are two of the biggest draws to Alcova Heights. Home construction started in the early 20th century, and new models like contemporary homes came online within the last year. Houses and streetscapes have a storybook feel, with touches like stone staircases, fading brick exteriors and colorful window shutters. People walk from their 20th-century cottages or brand-new contemporary homes down the sidewalk to neighbors’ houses and the local playground. Home prices range from about $200,000 to $1.9 million.
Alcova Heights Park has a playground
Alcova Heights shares its name with a 13-acre park on its west side. Kids play on the playground, and neighbors play volleyball games on the sand court. Up the road, Arlington Hall West Park has plenty of open field space for soccer games and a playground. Arlington is known for being bike-friendly, and its four bike paths are just minutes away from Alcova Heights by car.
Southern comfort food at Ruthie's All-Day
Alcova Heights is a residential area, but it’s close to stores and restaurants. Columbia Pike forms the southern border of the neighborhood, providing people with quick access to chain restaurants like Burger King, used car dealerships, gyms and salons. The Arlington Cinema and Drafthouse, which opened in the 1930s, is just down the road, as is a Giant Food supermarket. But the real culinary draw to Alcova Heights is Ruthie’s All-Day, known for its Southern-style comfort foods and boozy drinks. “It’s great for that restaurant alone, it’s so good,” says Lana Africano, Realtor with Compass Real Estate in nearby Alexandria. “It has barbecue and comfort food that’s excellent. It’s really, really good.” William Jeffrey’s Tavern has a raw bar and Supreme Hot Pot serves food in a lively, bright red dining room.
Highly-rated Arlington Public Schools
The Arlington Public Schools district is considered the second-best performing in Virginia, according to Niche, which rates the school system A-plus. Kids in Alcova Heights can attend either Barcroft Elementary School or Claremont Immersion School for prekindergarten through fifth grade, Jefferson Middle School and Wakefield High School. Barcroft is rated B by Niche and the other three schools are rated A-minus. Wakefield is in the process of becoming a Purple Star School, a state-approved educational institutions that meet the social-emotional challenges of military-connected students.
Getting into the District via car or Metro
People choose Alcova Heights partially because of its location, says Africano. It sits south of Arlington Boulevard, west of South Glebe Road and east of South George Mason Drive. Ronald Reagan Washington National Airport is 10 minutes away and the center of D.C. is 20 minutes away by car. Neighbors can also take the bus to the Clarendon Boulevard & Highland Metro station and ride the Orange Line into the District in about an hour.

It's pretty hard for first time buyers to get in because they are expensive and are up against competitive bidders who have cash on hand either due to their career or developer.
