Ashton Heights is one of Arlington's more centralized neighborhoods that pairs the city's standard stock of condos and high-rise apartments with plenty of options for single-family detached homes for those seeking them. Natalie Roy, an Arlington local and Realtor with Keller Williams Metro Center, says, "There is a good diversity of folks, families, empty nesters, young folks and Gen Z, duplexes, and single-family homes. It's a very good mix with very transit-oriented development." Ashton Heights has several pocket parks for recreation and hosts a good part of the Ballston Quarter shopping mall for dining and name-brand retail options. The neighborhood's connection to Arlington transit also makes it very convenient for D.C. commuters or folks looking to indulge in the city's nightlife around Clarendon and Court House.
Ice skate where the Capitals practice, or play sports in Quincy Park
Mosaic Park is a larger, newly built playground in Ashton Heights with a water fountain kids can jump around in in the warmer months. Smaller green spaces like Gum Ball Park are close to home, but a bigger recreational hub is Quincy Park, a couple blocks north of the neighborhood. Quincy Park has courts for basketball, tennis, and volleyball, as well as a playground and baseball fields where youth leagues play. Hockey fans might enjoy living next to MedStar Capitals IcePlex, a rec center with two ice rinks, and when it's not the practice facility for the Washington Capitals, it's a public space to practice skating; they even offer classes.
An even mix of condos, duplexes and historic pre-World War II homes

Ashton Heights' mix of condos and duplexes are newer builds that stand closer to the Orange Line Corridor on the north side of the neighborhood. These are popular options, as more people rent their homes instead of owning them here. Many houses to the south are within the Ashton Heights Historic District, marking historic homes as old as the late 1920s and early 1930s. Buyers can find these older homes in bungalow, Colonial Revival and American Foursquare styles. Regarding the single-family homes in Ashton Heights, Roy says there are "more teardowns and renovations, people taking older homes and rehabbing, which is good to see. There's a lot more larger homes now of the single-families that are here." Occasionally, Contemporary-style new construction homes are for sale here, and these are usually the more expensive properties in the neighborhood.
Hit Arlington gems for lunch, or shop at Ballston Quarter right at home
Local restaurants and retail are easy to reach by foot, bike, or car. Trader Joe’s and Whole Foods are the closest grocery stores, within a mile and a half of the center of the neighborhood. Arlingtonians swear by smaller diners like the Broiler, less than two miles south of Ashton Heights, serving Philly cheesesteaks to locals since 1959, or El Pollo Rico, a block north of the neighborhood, serving juicy Peruvian charbroiled chicken for years. The Ballston Quarter mall is located in Ashton Heights' northwest corner. Residents can walk to the bottom floor of this recently renovated shopping center and browse food court options like Maizal for burrito bowls, Bartaco for a spicy margarita, and Oh K-Dog for Korean-style corn dogs. On Friday nights, head to Ballston Quarter's top floor for drinks and bowling at Punch Bowl Social or catch the latest hit movies at Regal Cinemas.
Arlington Public Schools get all A's
Ashton Heights's youngest learners attend Arlington Public Schools like Long Branch Elementary School, which receives an A-rating from Niche, before attending Thomas Jefferson Middle School and Washington-Liberty High School. Thomas Jefferson Middle has an A-minus rating and a community rec center where students can participate in after-school sports. Niche ranks Washington-Liberty High an A-plus and the No. 2 Best Public High School in Arlington County.
Take the Orange Line, or Arlington Boulevard to D.C.
Residents can drive to the major government employers in Downtown D.C. under 5 miles along U.S. Route 50, locally called Arlington Boulevard, or Ronald Reagan Airport 5 miles down Washington Boulevard. Ashton Heights is conveniently a block south of the Virginia Square-GMU metro station, granting locals access to the diners, stores and nightlife along the Orange Line Corridor. Take the train or an Arlington Transit bus down Fairfax Drive to reach spots like Clarendon Ballroom and Spider Kelly's for drinks or late-night music in under twenty minutes.
