Secluded suburb in northwest Buckhead

Right down the street from the Georgia Governor’s mansion and in the northwest quadrant of Buckhead, Kingswood is a sought-after Atlanta neighborhood featuring secluded, upscale proprieties resting on spacious land lots. Kingswood's location gives its residents easy access to locales like Chastain Park, or shopping hubs like Lenox Square Mall just a couple miles away. “People love Kingswood for its diverse home styles.” says Debra Johnston, a Realtor with Coldwell Banker Realty.

Buckhead is known for retail and dining

Residents can choose between two Whole Foods markets on either side of Buckhead for groceries. There are numerous small boutiques at Buckhead Village or luxury designer stores at the premier Atlanta destinations of Lenox Square Mall and Phipps Plaza. For a quick bite or a special occasion, the OK Café has been around since 1987 and serves Southern staples in a diner with decor that gives off nostalgic, home-cooked vibes. Large estates on tree-dotted lawns

There are wide-ranging types of houses in the neighborhood, from renovated ranches and midcentury moderns to large estates. Properties in Kingswood have well-manicured lawns with added privacy from tall oak trees, while some lots are gated or fenced in. Most residents have made their backyards their own oasis, with pools to beat the hot Georgia summers. Homebuyers should expect original ranch-style houses with little renovation to go for around $1 million, but prices rise quickly — and single-family homes can reach well above $4.5 million, depending on the square footage and lot size. The market moves steadily and listings average 154 days before being sold. While Kingswood has no enforced HOA, its homeowners association collects voluntary dues that goes to added private security, landscaping common areas and community social outings, including Halloween and other holiday parties.

Chastain Park hosts golf, an amphitheater and a playground

Chastain Memorial Park is just a short drive away and is the closest green space to Kingswood. The park is 260 acres and has multiple trails, a playground, tennis courts and a horse park. They also host the Chastain Park Amphitheater, a Live Nation venue for concerts from May to September. For golf lovers, there are three public golf courses — Chastain Park, Bobby Jones and Cross Creek — all 4 miles from home.

Atlanta Public Schools, with private options close to home

Atlanta Public Schools serves Kingswood's youth. Nearby schools include Warren T. Jackson Elementary School and North Atlanta High, both holding an A-minus overall rating from Niche, while Sutton Middle School is rated a B-plus. The high school is housed in a former IBM office building that was converted for the school. Many neighborhood parents, however, elect to send their children to private schools, including Pace Academy, which is just across the street from the Kingswood entrance. The Westminster School or Atlanta International School are two more options in Buckhead.

Kingswood is 9 miles from downtown Atlanta on Interstate 75

Interstate 75 runs west of Kingswood, and residents can drive into the heart of downtown Atlanta after 9 miles. For commuter rail, the nearest MARTA stop to Kingswood is the Buckhead station, four miles east by Lenox Square Mall. Johnston notes, “While you can't walk to restaurants or schools, the neighborhood is enclosed — so the only traffic coming in is people going home. It's common to see your neighbors taking their dogs for a walk.” With ease of access to bustling Atlanta, or retail in Buckhead, residents can find a comfortable landing spot in Kingswood.
