Lakewood Heights in southeast Atlanta is on the cusp of significant change. The Atlanta Beltline, a trail along old rail tracks throughout the city, should be paved in the neighborhood by the time the 2026 FIFA World Cup comes to town. The trail is expected to usher in investments and resources. “Give it a couple of years. With everything that’s coming in, it’s an up-and-coming neighborhood,” says area resident Nichole Weiswasser, chairman of the Neighborhood Planning Unit 7, which serves as a conduit between citizens and the city government.
Residents of Lakewood Heights are excited to discover that they can easily access the beautifully paved section of the Beltline, nearby in the Pittsburgh neighborhood.

Lakewood Heights features bungalows and contemporary builds
The early and midcentury bungalows and contemporary homes in Lakewood Heights rest on small lots along narrow roads. Properties sell for $110,000 to $530,000, with prices dependent on age and renovation. Homes stay on the market for an average of 37 days. “Investors are buying houses and fixing them up, waiting for the Beltline to come,” says Kiana Collins, an experienced area Realtor with Keller Williams Realty Atlanta Perimeter. The neighborhood’s CAP Index Crime Score is 6 out of 10, higher than the national average of 4. Statistics from the Atlanta Police Department show a 30% decrease in crime from 2023 to 2024. “Police do a lot of patrolling and have a lot of community-based interactions with the public," Weiswasser says. "Residents are also vigilant in advocating for a safe community. Our crime rate has been decreasing at a pace unheard of in the city."
