Lavish residences among world-class retail and dining outside of Atlanta
Renowned for its opulent shopping malls and affluent lifestyle, the urban jewel of North Buckhead offers a refined residential feel with sophisticated modern-day conveniences less than 10 miles from the heart of Atlanta. A blend of chic boutiques, upscale retail centers, and gourmet restaurants creates a vibrant culture balanced by lush greenery and nature preserves surrounding the high-rise condominiums and stately established homes. Local Realtor and Atlanta native Joe Crochet of Compass Commercial Atlanta says the neighborhood provides a suburban vibe without compromising on proximity to the city’s most popular areas. “North Buckhead is a happening spot,” he says. “You are in a nice historic suburb area five minutes from Downtown Buckhead.” Proximity to green spaces, parks and prestigious country clubs encourage an active community, swanky restaurants and shops provide lively shopping and dining scenes, and pockets of quiet subdivisions create a family-friendly backdrop for residents. “Whatever lifestyle you’re in, you’ll fit into North Buckhead – whether you’re a private person or public person, an accountant or a celebrity,” Crochet says.

Luxe destinations for shopping and fine dining
Clusters of upscale shops and boutique eateries interwoven between towering high-rises and commercial buildings make up the crossroads of Peachtree Road and Mathis Parkway on North Buckhead’s south side. The intersection is known as the home of Lenox Square and Phipps Plaza, both destinations for luxury shopping with brands such as Saks Fifth Avenue, Tiffany & Co. and Versace. Lively conversations echo through the halls as shoppers float between glitzy glass-fronted stores here. “The big-name brands bring in that kind of crowd that complements the neighborhood and reflects the community,” Crochet says, adding that the malls attract swaths of eager customers daily. “The parking lot is almost full every time I go by on the weekend and throughout the week.” Entertainment extends beyond its ritzy storefronts: Phipps Plaza is also home to a 14-screen movie theater and Legoland Discovery Center, which pulls hundreds of visitors to its Lego toy displays, rides and gift shop. Residents don’t have a shortage of eateries here. King-sized slices of New York-style pies await at Fellini’s Pizza, while South City Kitchen serves traditional Southern favorites like fried chicken and fried green tomatoes. Locals step back into time at the Landmark Diner, a long-standing neighborhood mainstay with a classic diner menu in a nostalgic, neon-drenched setting. Michelin-recommended standouts like Atlas and The Chastain offer inventive yet refined dishes emphasizing seasonal harvests and quality ingredients.

North Buckhead’s spacious estates and opulent condos
Amidst the neighborhood’s established canopy of trees and gentle wave of hills lies a wide variety of home styles and sizes that cater to the community’s varied lifestyles. For those who crave the city scene, condos range from studio layouts starting at $235,000 to luxury 5,600-square-foot units in the prestigious Sovereign building fetching up to $4.8 million. Single-family examples also run the gamut, from modest 1950s ranch homes listing for $650,000 and New Traditional-style cottages for $980,000 to stately colonial estates and mansions with price tags that reach $6.5 million. “There’s a mix between old and new,” says local Realtor Amy Buttersworth of Engel and Volkers, who has 20 years of experience in the industry. “North Buckhead is an established neighborhood, so for the most part, there are older homes that have been maintained and expanded over time.” Realtor Crochet says that the enclave’s steep prices typically do not attract first-time homebuyers but rather those looking to size up, adding that the shelf-life of inventory is short: “The average days on the market are pretty quick,” he says. “I can see North Buckhead becoming the next Beverly Hills as far as price points go.”

Pocket parks and the Blue Heron Nature Preserve
Pocket parks and tufts of green spaces are tucked beneath the neighborhood’s towering tree line, offering a natural respite for walking the dog or an afternoon stroll. At Little Nancy Creek Park, folks can take advantage of walking trails that lead through the woods and along Nancy Creek while kids explore the playground and flourishing community garden. Spanning 30 acres, the Blue Heron Nature Preserve showcases northern Georgia's diverse flora and fauna across its woodlands, wetlands, riparian corridors, and meadows. Scenic trails connect the preserve's four distinct habitats, offering a 3-mile stretch of opportunity to spot wildlife such as owls, turtles, deer, and the park’s namesake, blue herons. Families enjoy public access to the Chattahoochee River in the summer to swim and cool off in the heat. Surrounding golf courses and country clubs, including Capital City Country Club and North Fulton Golf Course, offer additional recreation with public and private membership options.

Getting in and around North Buckhead
North Buckhead is conveniently situated between major thoroughfares Peachtree Road and Route 400, which connects drivers to Interstate 85 and Downtown Atlanta. Though the neighborhood is only 7 miles north of Midtown Atlanta, residents can expect heavy traffic on their route, as Interstate 85 experiences backups – especially during rush hour – between the two destinations. Commuters can take the MARTA rail and bus, which link to stops throughout the metro area. In recent years, the city has led efforts to streamline the connection between Buckhead and Midtown Atlanta, rolling out additional MARTA stops and expanding trail access to the BeltLine, a multi-use trail that now spans 22 miles. “Atlanta is trying to be really good about incorporating the ability to transit without having to get in your car,” Buttersworth says.
400 is a major road that runs right though the North Buckhead area.
