With Minnick Park at the center, Albion Acres is a small southern Augusta neighborhood with excellent access to Fort Eisenhower and is under five miles from downtown Augusta.

“The area has great access to the Fort Eisenhower gate,” says Ross Trulock, a Realtor with Blanchard and Calhoun. “It is in South Augusta, where the new development is happening. The neighborhood also has a more affordable price point.”

Albion Acre features flat, tight neighborhood streets without sidewalks. Brick-front ranch styles, bungalows and split-levels sit away from the road with front yards and driveways. Lots have tall trees scattered throughout that provide privacy and shade over the properties. Buyers can expect a three-bedroom, two-bathroom, 1,500-square-foot home to be under $160,000. The market moves faster than the national average in the neighborhood, and listings last just 29 days before being sold.

Children will attend the Richmond County School System (RCSS) for public school. Students will follow the same school journey starting at Bayvale Elementary School, Murphey Middle School and Josey High School. Josey offers athletic programs like football, Air Force JROTC and the Sonic Boom of the South, the school’s marching band. RCSS provides parents and students the opportunity to choose from specialty and magnet schools for middle and high school to help individualize education plans. The city also has plenty of faith and curriculum-based private school options if parents want to choose that route.

Minnick Park provides an outdoor green space in the neighborhood to stay active. The park has a basketball court, playground, swing set and vast green space to burn some energy. Residents can also use the picnic area and community building with a kitchen to host their next private event.

The neighborhood is seven miles from Fort Eisenhower, a US Army base in Augusta. A huge factor in bringing people to the area, it houses the U.S. Army Signal Corps, U.S. Army Cyber Command and the Cyber Center of Excellence. The neighborhood is about 30 miles away from Plant Vogtle, the nation’s only nuclear construction project and the project and plant bring thousands of jobs to the surrounding area. Once the project is complete, there will still be 800 permanent jobs and create enough clean energy to power 1.6 million homes.

Along US-78, Southgate Plaza is a one-stop shop for retail needs outside Albion Acres. You can pick up your weekly groceries at Harvey’s Super Market, browse the selection at Roses or pick up a new pair of shoes at Rainbow. For a bite to eat, swing by Jackie M's & Son to try what locals call the best Philly cheesesteak in town. Folks from all over Augusta head to nearby Villa Europa and pack their parking lot each fall for Oktoberfest, or the long-standing Sconyers Bar-B-Que serving the area for more than 60 years. You are under five miles from downtown, where you can check out Luigi’s Restaurant, which has stood since 1949 and catch a show at the James Brown Arena.

With Minnick Park, an affordable price point, and excellent proximity to downtown and Fort Eisenhower, Albion Acres could be the south Augusta neighborhood for you.
