Located 5 miles from Augusta Regional Airport, Goshen is an active community in South Augusta. The neighborhood is minutes from Fort Eisenhower and downtown Augusta. The Goshen Residents Association is a volunteer organization with community events that ensure the community stays safe and beautiful. “Goshen is a very nice area in South Augusta,” says Ryan Kineman, a Realtor with Ray Fredricks Realty, who recently sold a home in the neighborhood. “It’s close to Fort Eisenhower, and you can get to downtown Augusta in a 15-minute drive. It is very centrally located to what people need.”
Old ranch styles and new construction
Goshen allows potential homebuyers to pick between older homes or new construction properties. The original home inventory is a mix of brick ranch styles and split levels along winding neighborhood streets. Property lots are compact but feature driveways to avoid street parking. New construction developments continue to pop up, and those homes range from townhouses to ranches and new traditional Colonial Revivals. Prices range from $135,000 to $336,000, but buyers can expect a new construction three-bedroom townhouse to sell for about $200,000, while a three-bedroom ranch-style will sell for around $220,000. “The market right now is all about the individual properties. I have had listings for renovated houses move-in days, while a house that needs more money put into them will sit longer,” Kineman says.

Learning path through the Richmond County School System
Children are zoned for the Richmond County School System, graded as a C on Niche. The district offers specialty and magnet schools to help middle and high school students individualize their education plans to their interests. The districted path for the neighborhood is Goshen Elementary, Pine Hill Middle and Cross Creek High School. The elementary school grades as a C on Niche, while the middle and high schools score a C-minus. Cross Creek offers the Academy of Military Science and the NJROTC Magnet program.
Cross Creek High School has an above average graduation rate.

Goshen Plantation Golf Club and nearby parks
Home to the Master’s each April, golf is a beloved leisure activity in Augusta. Goshen Plantation Golf Club is an 18-hole course practically in the resident’s backyards. The public track spans 7,400 yards and is designed by Ellis Maples. The Phinizy Swamp Nature Park is just 6 miles away and provides multiple trails of varying lengths and difficulties for hikers to explore. The longest is the pond trail, which stretches almost 2 miles, but most of the other paths are less than a mile long and allow visitors to see some of the swamp's wildlife, including alligators.

On Mike Padgett Highway, residents can head to a shopping center with a Food Lion for weekly groceries and household needs. Neighborhood events and Augusta classics
The Goshen Residents Association holds many annual events to bring community members together. Residents can look forward to the golf cart parade, Christmas gathering, Fall Festival and many more neighborhood gatherings. On a larger scale, Augusta is home to a couple of major sporting events, including the Master’s the first week of April annually and a 70.1-mile Ironman Triathlon each September.
Augusta Public Transit bus line and Augusta Regional Airport
The city runs the Augusta Public Transit bus line, but unfortunately, it does not go south to Goshen. The closest route to the neighborhood is the 9 Red Line – Lumpkin Road, and the nearest stop is 6 miles away at the Textron shop. Goshen is only 5 miles away from the Augusta Regional Airport. The small airport features commercial flights operated by Delta and American Airlines.
