Southside won't break the bank
There’s no need to wait for housing prices to head south when shopping in the Southside area of Augusta. The average home here costs around $150,000. “It’s an affordable housing area,” says Kyna Curtis, a Realtor with RE/MAX True Advantage. “You can find a decent-sized home on a decent-sized lot. It’s great for first-time home buyers or investors."
Welcome to Southside
Located 10 miles west of downtown Augusta via Interstate 520, those looking to move to this economical enclave will primarily find Colonial Revivals and brick ranch homes built from the 1960s through the 1980s. They typically offer between 1,200 to 1,800 square feet of living space and rest on lots of at least a quarter-acre that are shadowed by the mature pine and maple trees that are common here. "One of the big draws to moving to the area is that you get more space. People really love having larger lots. Unlike the newer construction communities where most of the newer homes are built on smaller lots with very few trees,” Curtis says. “People like to have the space for entertainment or just relaxing after work. You can come home, sit outside and hear the birds chirping.”
Prices typically range from the low $100,000s to the low $200,000s, with costs largely dependent on whether a home has been renovated. “Right now, we are looking at 63 days on the market before things sell,” Curtis says. “It’s still a good market, but it’s been a little slower everywhere.”

Every day feels like game day at Catz Kitchen, a local favorite among wing lovers on Windsor Spring Road. “Peach Orchard Road runs right through that area. You can find all kinds of chain restaurants on that road. There’s a Starbucks, a KFC, an Applebee’s,” Curtis says. “For the high-end restaurants, you’re going to go downtown. There are a lot of eateries and rooftop bars downtown.”

Master’s Tournament provides rental opportunities
The world-famous Augusta National Golf Club is less than 15 miles away via Interstate 520 West. And while membership to the exclusive club is invitation-only, living so close to the site of the annual Masters Tournament golf championship can be lucrative for area homeowners. “You could easily rent your home during the tournament. People will stay an hour away to go to the Masters,” Curtis says. “It’s a very investor-heavy market.”
Butler High School is one of two high schools serving the Meadowbrook area.
Richmond County School System schools
Public school students may attend Richmond Hill K-8 School and Butler High. Part of the Richmond County School System, the elementary and middle school scores a D-plus Niche grade, while the high school earns a C-plus. Home of the Bulldogs, the high school boasts a regional-championship-winning girls’ basketball team.
Get out and play at Butler Creek Park
At Butler Creek Park on Phinizy Road, residents can shoot some hoops, watch their kids frolic on the playground, or jog along the paved trails. Apple Valley Park on Marvin Griffin Road also offers a basketball court, a traditional playground and a walking track.
