Living a down-to-earth suburban lifestyle
With highly rated schools and five community pools, Circle C Ranch is a large yet cozy master-planned development that grew up south of the city in the late 1980s and early 1990s. “There’s very much a sense of community,” says Natalie Kifer, Circle C Ranch resident and Owner and Broker at Kifer Sparks Agency. “When I first moved to the neighborhood, I met all of my current friends just by hanging out in my front yard. Everybody kind of does that, which is fun.” With a little over 6,000 homes, there are plenty of neighbors to befriend and many amenities to explore.

Large lots on established streets
In Circle C Ranch, leafy, walkable streets are lined with homes of white limestone, stucco and brick. “The first house was built in 1988,” Kifer says. “A couple years ago, they finished out the final stage of the neighborhood. So, the front part is more established with lots of trees and wide streets. It doesn’t feel like a suburb. As you get to the newer section, that’s a little bit more modern.” Styles here are traditional and stately, averaging over 2,000 square feet. Properties often offer backyard pools, generous garages and green lawns. Many communities are gated for added privacy. Homes range from $475,000 for a house in need of some renovation to $2.5 million for a 5-bedroom two-story home.
Bowie High School offers some amazing sports and academic programs in the area.
Part of the Austin Independent School District
There are four elementary schools right in the neighborhood — Bear Creek, Clayton, Kiker and Mills Elementary. “With most of the houses, you can walk to whatever elementary school you’re zoned to,” Kifer says. Students then graduate to Gorzycki Middle and Bowie High. With competitive athletics and extracurriculars, Bowie offers something for virtually every interest. Bowie students can also choose from a wide range of specialized programs to prepare them for life after high school, including college prep classes, Air Force JROTC and courses in hotel and resort management, culinary arts, technology and more. All schools score an A on Niche.

Outdoor recreation opportunities are abound
Circle C Ranch Metropolitan Park is a neighborhood gathering spot that’s packed with amenities for all types of outdoor recreation. It has two playscapes, multiple sports courts, over five miles of trails and even a professional disc golf course. Also unique to the park is the Veloway, a bike and rollerblading track. Residents can tee off at Grey Rock Golf and Tennis Club or swim a few laps at the Circle C Ranch Swim Center. They can also visit The Ladybird Johnson Wildflower Center, which is nearly 300 acres of botanic garden space dedicated to the native species of Central Texas.

Enjoying holiday traditions with neighbors
Circle C Ranch’s homeowners association keeps the neighborhood social calendar full throughout the year. Seasonal events such as an easter egg hunt in spring and a “Halloween Boo Bash” and “Turkey Trot” fun run in the fall are fun for all ages. On Farm to Market Fridays at the Circle C Ranch community center, score fresh veggies, artisan baked goods and free-range eggs. Community-wide garage sales are a chance to catch up with neighbors and swap gently used goods for new finds.

Dining and entertainment are just minutes away
For groceries, residents can head to HEB or Costco—both are just minutes away. They can stop for lunch at one of the many nearby eateries like Waterloo Ice House and Touchy Tacos. Or grab coffee at The Dive, “it’s a cute little cafe within the neighborhood that’s attached to our swim center,” Kifer says. For date night, there are spots like District Kitchen for artisan cocktails, an expansive wine list and Texas specialties like a prime cowboy ribeye or king crab roll.
Mopac Expressway offers great access to and from Circle C Ranch.
Less than 20 minutes to Downtown
Circle C Ranch is conveniently located off of the MoPac Expressway, southwest of Austin’s city center. It’s easy to take MoPac for a quick commute to the north side of the city and to connect to other major thoroughfares. It’s 16 miles to the University of Texas and just 18 miles to both downtown and the Austin-Bergstrom International Airport.
