A residential neighborhood next to the San Gabriel Mountains and a growing downtown
South Azusa is a slice of The Canyon City, known for its San Gabriel Mountains scenery. The suburban LA neighborhood sits next to a large lakefront park, where nature and recreation converge. But the outdoor spaces aren’t the neighborhood’s only highlight, with the latest amenities popping up nearby. “Historically speaking, city councils in Azusa have been antidevelopment,” says Andrew Mendez, a member of Azusa City Council and Realtor with Century 21 Citrus Realty. “But that has been changing, and Azusa is the fastest-growing community in the San Gabriel Valley.” The neighborhood is only a mile south of downtown Azusa, which has been rapidly expanding its retail.
Santa Fe Dam Recreation Area and hiking in the mountains
Bordering the neighborhood to the west is the 836-acre Santa Fe Dam Recreation Area, centered around a lake. The sprawling park provides panoramic views of the San Gabriel Mountains and year-round outdoor recreation, including boating and swimming. “It's just a nice open area with hiking and bike trails throughout it and multiple events throughout the year like the Renaissance Faire. It attracts quite a few people to the area,” says broker Daniel Boyer, who works with Southland Properties and has over two decades of local experience. The Santa Fe Dam Recreation Area also connects to the San Gabriel River Trail, a popular paved bike path that goes to the San Gabriel Canyon, located at the base of the mountains. “Without a doubt, my favorite part of the city is the mountains,” says Mendez. “The community loves them. More people go into our Azusa canyons than go into Yosemite — over 4 million a year.” Closer to home, the centrally located Valleydale Park has a playground, basketball courts and a community center. Gladstone Park, on the east side of the neighborhood, offers a lighted ballfield and volleyball courts.
Azusa Avenue and downtown retails
Central to the neighborhood, Azusa Avenue is a commercial corridor with grocery stores and fast-food options. The thoroughfare also has diverse local restaurants, including El Gallo Pinto, which serves Nicaraguan food in a casual atmosphere. Directly east of the avenue, the Edgewood Shopping Center is a strip mall home to Walmart and Rite Aid. Plus, the neighborhood’s only a mile south of a revitalized downtown. Downtown Azusa blends a traditional Main Street-style shopping district with a modern mixed-use retail area. “We just finished a huge project called The Orchard that included 12,000 square feet of commercial space,” says Mendez. The Orchard also has apartment units and a popular restaurant called Dog Haus Biergarten.
Ranch-style homes, manufactured homes and townhouses in South Azusa
"In general, this area is very residential, with a lot of single-family residences," Mendez says. South Azusa is composed of loose grid-style streets lined with palm trees and single-family homes with distant views of the mountains. The homes have front yards large enough for garden beds, and most have a driveway or carport. Most of the architecture is midcentury ranch-style homes, which range between $600,000 and $900,000. Alternative housing options include manufactured homes for under $200,000 and townhouses ranging from $550,000 to $700,000.
Azusa Unified public schools, including Gladstone High School
Many South Azusa students attend the Azusa Unified School District, although their schools depend on where they live within the neighborhoods. Murray Elementary School and Center Middle School both have C-plus ratings on Niche. Gladstone High School has a B and offers an array of sports, including badminton and golf. The area is close to Citrus College, a public community college founded in 1915.
Northrop Grumman and jobs close to home
South Azusa is a busier, industrial section of the city. Home to a Northrop Grumman facility on its west side, aerospace has been part of the area for decades. "They have contracts with NASA, with Boeing, and they have ties to the Apollo missions," says Mendez. The neighborhood's western side is mostly commercial, with plenty of businesses for residents who want to work close to home. But with dense industry and warm weather, South Azusa has severe heat and air quality risks.
Commutes to downtown LA and Pasadena with highways, trains and buses
The area is "a transit-oriented development designed in part for commuting to work in Pasadena and Los Angeles,” says Mendez. South Azusa is about 25 miles from downtown Los Angeles; the most direct route is Interstate 10. Via Interstate 210, it’s about 15 miles from Pasadena. For public transportation, there’s the Foothill Transit bus system and a train station located downtown. “Right now, that’s where the Gold Line ends. It’s getting extended to Pomona by early 2025, but for the last 5 years, it ended at Azusa,” Boyer says. Ontario International Airport is about 20 miles east of the neighborhood.
