Centrally located northwest Bakersfield suburb
Located 5 miles from downtown Bakersfield, Calloway Country is a centrally located suburb where most of the homes are part of the RiverLakes Ranch Master Association; members have access to a nearby private lake, a clubhouse and community pool. “It’s great for young families, with close proximity to schools, shopping and dining, and it’s relatively walkable,” says William Gordon, who’s sold homes here since 2007 and is the team lead of the Gordon Team at Watson Realty. “The homes are relatively small and modestly priced to fit most people’s budgets.” The Northwest Promenade shopping center is in the neighborhood, and Rosedale Highway is right nearby, making for a straightforward commute to downtown.

Mediterranean-style ranch homes built in the 1990s
Calloway Country’s 1990s ranch-style houses sit close together along sidewalk-lined cul-de-sacs; a few two-story new traditional homes are concentrated mostly in the neighborhood’s northwest. Most have Mediterranean elements like stucco exteriors and clay-tiled roofs, and feature paved driveways, attached garages and manicured lawns. Homes between the Calloway Canal and Starside Drive are part of the RiverLakes Ranch Master Association, and homeowners here must pay monthly fees between $40 and $45 that cover amenities like a community pool. Homes range from 1,000 to 3,200 square feet, and prices range from around $300,000 to $700,000, depending on size.
Wide sidewalks make it easy for pedestrians to walk through Calloway Country.

Residents who are members of the RiverLakes Ranch Master Association get access to the HOA’s amenities, which include a 17-acre fishing and boating lake. “Members also have access to the large swimming pool next to the clubhouse,” says Mike Saba, a Realtor with Watson Realty who’s sold homes here since 1992. “It’s really nice for families because adults have two pools and a spa, and children have a wading pool, spa and playground.”

The annual Kern County Fair
The Kern County Fair and Events Center is about 9 miles away and hosts some of Bakersfield’s biggest events, including the namesake Kern County Fair. Each September, crowds fill the fairgrounds over 12 days to enjoy rides, carnival games and fair foods. In December, the fairgrounds are festooned with twinkling lights for Bakersfield Christmas Town, a walk-through light show with an ice-skating rink and bounce houses.
High levels of particle air pollution
According to the American Lung Association, Bakersfield ranks No. 1 in the United States for having the highest annual particle air pollution, largely due to the area’s geography; the surrounding mountains trap pollution from the Bay Area and nearby oil refineries over the city. Residents can monitor daily air quality on the local news and the IQAir AirVisual App.
