It’s all about Ashburton
Once home to former mayors Catherine Pugh, Kurt Schmoke and Stephanie Rawlings-Blake, Ashburton is a Baltimore neighborhood that has long been known as a landing spot for the movers and shakers of the city. “It’s been an established neighborhood in the Black community for decades,” says Realtor Will Rodgers, a developer with Samson Properties and a lifelong Baltimore resident. Houses here are each unique, many built early in the 20th century and meticulously upkept by owners. It’s the kind of neighborhood where families pass homes down through the generations, narrow streets checkered with quiet yards and shady trees. “We moved here from East Baltimore when I was young,” Rodgers adds. “As a kid riding my bike, I had never seen tree-lined streets or lawns before so stepping into Ashburton was like stepping into another world.”

Charm City’s well-preserved homes
Homes in Ashburton are ornamented with tall trees that shade well-manicured lawns, giving the neighborhood a distinctive suburban character. “The majority of the houses are large single-family homes,” Rodgers says. “In some cases, you might essentially call them mini-mansions. They were built around the 1920s and they’ve been kept immaculately over the years.” Prospective owners will recognize Federal and Colonial Revival styles most prominently, with the occasional Tudor Revival or American Foursquare mixed in. Most houses exceed 1,700 square feet and feature four or more bedrooms, detached garages and driveways for off-street parking. Prices begin around $120,000 and rise as high as $420,000, with homes under $275,000 often requiring renovations. Such repairs need to be in line with the historic character of the properties.

Mondawmin Mall, which features over 100 retailers and restaurants, is a mere 1.5 miles away, although residents may prefer to make the 12-mile trip to Towson Town Center, the third-largest shopping mall in Maryland. When looking for a night out, there is no shortage of popular destinations on West 36th Street, just on the other side of Druid Hill Park from Ashburton. Locals settle in at the elegant Bluebird Cocktail Room to sample the extensive collection of American whiskeys or crowd into the Lou Costello Room at Zissimos Bar for stand-up comedy shows or concerts by local musicians that last late into the night.

Between Hanlon and Druid Hill
Directly to the south of the neighborhood stands Hanlon Park. This 100-acre green space surrounds the reservoir known as Lake Ashburton, once favored by West Baltimore families as a place to picnic and jog. Delays to a large-scale construction project have caused the park to be closed to the public for the past six years, as the trees have been cut down and the water level of the lake has decreased. However, the city intends to recreate the urban oasis once the project moves forward. In the meantime, residents can head east to Druid Hill Park and the Maryland Zoo in Baltimore to play disc golf or visit the award-winning African penguin exhibit.

The neighborhood is also less than 6 miles from Baltimore’s Inner Harbor, so Orioles games at Camden yards and concerts at Power Plant Live! are never far from reach.
