Built up in the late 19th century as a Gilded Age seaside getaway, Belmar is favored by year-round and seasonal homeowners alike. The coastal borough abuts 1.5 miles of pristine Atlantic Ocean beach and historical boardwalk, but unlike other parts of the Jersey Shore, it doesn’t draw in the tourist hordes. Quiet residential lanes like E Street–inspiring the name of Bruce Springsteen’s band–are lined with well-preserved Arts and Crafts, colonial and Victorian homes. A small but mighty main street has a handful of popular independent businesses. “Belmar is a beautiful community blessed with small-town charm, rich community life and an abundance of recreational activities,” says Cori Dunphy, a realtor with RE/MAX Central.

Unspoiled beaches and water-bound amusement
Belmar’s main draw is its sparsely crowded white sand coastline. The Belmar Beach has up-to-date playgrounds and areas dedicated to boogie boarding and surfing. The Victorian-era Belmar boardwalk is ideal for long walks in all seasons and connects through nearby towns. Public bathrooms and covered terraces can be found every few blocks. On the other side of the borough, Belmar Banutti Marina sits next to the 800-acre Shark River Basin and offers affordable docking. Fishing is another common activity. While Maclearie Trail has tennis courts, Silverlake Park is great for dog walks.
Belmar's modern Jane Magovern's Playground in Silver Lake is a few minutes from the beach.

Restored Victorians and townhome-style beach condos
Belmar has a wide variety of homes. Townhome-style, beach-front condos range from one-bedroom units in postwar buildings at $750,000 to three bedrooms in new developments at $2 million. Further inland, mid-sized renovated Victorian and colonial homes range from $1.2 million to $2.8 million, depending on size and proximity to the water. Luxury properties in the more upmarket Inlet Terrace area come in on the higher end of that range. More modest Arts and Crafts bungalows fetch between $550,000 and $950,000. There are also a few multifamily homes just a block away from the beach that provide potential homeowners with the opportunity to rent out separate units during the “season.”

“In The past few years, Main Street saw the arrival of several fabulous restaurants and places to shop,” Dunphy says. Popular establishments include 10th Avenue Burrito Company and the Mr. Greek gyro restaurant. While riverside Marina Grill is preferred by boaters, decades-old D’jais Oceanview Bar & Café serves classic diner fare to beachgoers. Nourished. by Nature serves up smoothies and pressed juices. Supersavers Market carries essential groceries. There’s also a ShopRite in nearby West Belmar.

Small community schools with dedicated faculty
Students can start at Belmar Elementary for Grades Pre-K to 8. The school has a B-plus from Niche and a 7 to 1 student-teacher ratio. They can then move on to A-rated Manasquan High School, which has an A rating and famous botany program.

90-minute drives to New York and Philadelphia
The nearby Garden State Parkway gets residents to both New York and Philadelphia in an hour and a half. The New Jersey Transit North Coast branch stops in Belmar and provides a reliable link to the New York-North Jersey metro area as well.
Locals use the NJ Transit trains to get from Belmar to NYC and points south.
The Garden State Parkway is easily accessible from Belmar for your trips north or south.

I grew up in Belmar. I spent my entire life there and it's where almost all my family and friends reside. After High School my buddies and I would take road trips often in the summer leading us on fun adventures. After exploring every state and enjoying every minute of my youth, one thing always resonated with me. There is no place like home. An often used cliché, but it's true. Belmar is a great tight knit community that resides right on the Atlantic. If you every pass through New Jersey in the summertime, it is the place to be.

Summers are filled with tons of visitors which can be fun but makes for a lot of traffic. Winters are much quieter. All town employees are friendly.
