A blend of commercial and residential 5 miles from Downtown

In Nashville, some locals like to say that the state bird is the construction crane, a steady silhouette representing growth in Music City. Berry Hill, a neighborhood bordering Interstate 65 and bisected by Interstate 440, is no exception. "I've sold over seven properties to a client that went on to open several businesses - people joke that we sort of started it all in Berry Hill," says Rebecca Norris DiNapoli, a real estate agent with Compass RE who’s called Nashville home for over three decades. "[Berry Hill] is a secondary Music Row, and people gravitate over for that, sure. It's an artsy part of town," she adds. Thanks to local painter Scott Guion, fences are decorated with the faces of music icons like Dolly Parton, Johnny Cash and Bob Dylan, all of whom performed and recorded in Nashville throughout their storied careers. “It really is a mix of commercial and residential," continues DiNapoli, and restaurants, dentists and printing companies can be found between single-family homes. To the south, big box stores and fast food chains line Thompson Lane, which continues west toward Civil War battlegrounds. There’s also 8th Avenue South, leading north towards Downtown Nashville.

Brick-sided cottages date back to the 1950s

In the words of DiNapoli, “[Berry Hill is] lenient in terms of what you can do with properties. People can use their houses for Airbnb, rentals, and things like that.” Prospective buyers will find modest cottages, ranch-styles and split levels on quarter-acre lots. Brick siding is standard, and many homes date back to the mid-1950s, back when Elvis Presley and Brenda Lee were busy making records in Nashville studios. Prices for older homes start around $300,000 and can reach upwards of $500,000, whereas tall and skinny townhouses hover around $550,000. Although many properties come with attached single-car garages, it’s not uncommon to see cars and airstream trailers parked in front yards near neighborhood parks like Azalea and Columbine.

Signature cocktails and burgers along Bransford Avenue

"Bransford Avenue is the happening street for the neighborhood," says DiNapoli, adding, "The Big Machine Vodka Distillery was on the first wave to making it a hip area. They made hand sanitizer for the community during COVID when no one could get it anywhere else." Now that sanitizers have returned to the shelves, Big Machine is back to offering menu items like “Chicken Fried Chicken” alongside cocktails made with their signature vodka. Just across the street is Brother’s Burger Joint, where Nashvilleans can order burgers with candied bacon and pepper jack cheese while listening to live music on the patio. Sunflower Cafe has vegan options nearby, and big-box retail options like Walmart Supercenter are just south of Thompson Lane in One Hundred Oaks Shopping Center. In typical Music City Fashion fashion, Berry Hill is also home to recording studios like Blackbird, where clients have included Alicia Keys and Keith Urban.

Four different academies at Glencliff High School

In Berry Hill, students can start their public school journeys in prekindergarten at Fall-Hamilton Enhanced Option Elementary School, which earned a C-minus on the educational review site, Niche. In Grade 5, kids have the option to enroll in LEAD Cameron, a college preparatory institution in nearby Chesnut Hill. Last stop is Glencliff High School, home to four different academies offering instruction in everything from automotive maintenance to culinary arts. Both LEAD Cameron and Glencliff earned C-minus grades. Others apply to area private schools like Lipscomb Academy in Green Hills, which earned an A-plus, or the prestigious University School of Nashville, which also has an A-plus.

Small park playgrounds and dog agility

In the southern half of Berry Hill, homes surround neighborhood pocket parks like Azelea, known for its playground, Columbine, where afternoons are spent shooting hoops, and Iris, which has a smaller playground and swingsets. There’s also Fair Park, just outside the neighborhood at its northernmost border. The 100-plus acre expanse has dog agility courses, soccer fields and walking trails, part of the Browns Creek Greenway. Next door, find the Nashville Fair Grounds, which first opened in the 1950s. Although older equipment has since been torn down, the grounds now host the Nashville Fair every fall. The 10-day event includes live music, pig racing and a prize pumpkin contest. It’s surrounded by the Fairgrounds Speedway, and the sound of racing cars can be heard from miles away on some summer evenings.

Major League Soccer and touring bands at Geodis Park

Tennessee’s Major League Soccer team plays in GEODIS Park, a stadium that seats 30,000 just a few minutes north of Berry Hill next to the fairgrounds. It’s become a major concert arena in recent years, hosting the likes of Carrie Underwood and Gun N’ Roses. Berry Hill is also home to a popular escape room, which has a total of seven different themed options including “The Depths” and “Ruins: Buried Treasure” — book couples or group tickets. As Diana Brooks, a Licensed Realtor with Reliant Realty ERA Powered, can confirm, there’s no shortage of intimate performance venues throughout Nashville. She highlights Zanies on 8th Avenue, where A-list comedians like Sinbad stop to perform when they’re passing through Music City.

Public buses along 8th Avenue, Thompson Lane and Brasnford Avenue

Berry Hill is about 4 and a half miles — or 15 minutes — south of Downtown Nashville. WeGo public transit runs along major thoroughfares like 8th Avenue, Thompson Lane and Bransford Avenue. According to Brooks, “The city is actually looking into upgrading the public transit system as it gets more popular — more crowded.” Nashville International Airport, 7 miles away along Interstate 40, offers direct flights across the pond, and major hospitals in the area include Ascension Saint Thomas Hospital Midtown and Monroe Carell Jr. Children's Hospital at Vanderbilt. Both, along with the computer software company Oracle, serve as some of the city’s leading employers.
