A private community along the Colleton River
Behind the gates in Belfair, the Avenue of Oaks sets an idyllic tone for the golf-impassioned community. The half-mile canopy of century-old live oaks promises a scenic resort community ahead, and waving passersby ensures its friendly nature. "When I walk down the street, I see live oaks with Spanish moss, beautiful homes and the golf course," says Realtor Diana Sroufe of Charter One Realty. Sroufe sells homes in Belfair and is also a community resident. "I see people on bikes and people on golf carts. And everyone is doing that good ol' Belfair wave." The community veers into a bend of the Colleton River, welcoming dense grassy marshes and small branching estuaries home to all sorts of wildlife. "It's really pretty in here," Sroufe says. "There's lots of wildlife. You'll see alligators and all kinds of birds, from egrets to wood storks." The community complements its natural setting, so golf courses weave through its marshes, and wildlife makes its way onto residential streets. Belfair's amenities are behind the security of a monitored gate.

4,000-square foot custom homes
About 90% of Belfair is built-out, so new construction is limited. Homes are mainly from the 1990s and early 2000s and were built according to the original owner's taste. "Belfair has a very traditional kind of architecture," Sroufe says. "But it's also very eclectic. We have a lot of stucco homes, Mediterranean homes and Lowcountry-style homes." Homes with 2,000 to 3,000 square feet can cost between $750,000 and $950,000. But generally, homes in Belfair are priced over $1 million. Several houses have at least 4,000 square feet with a minimum of four bedrooms. Homes on the water or golf courses can cost between $1.2 and $2 million. While residents who live on the water can use kayaks at their leisure, no house has a dock. "There's actually no docks in the Belfair," Sroufe says. "That was a decision of the community." Most residents in Belfair are full-time, with just a few second homeowners and short-term rentals.

Tom Fazio courses offer scenic marsh views
The spirit of Belfair lies in its two Tom Fazio-designed golf courses. The East Course has a few naturalized sand areas and is covered with live oaks and native grasses. The West Course features several tee boxes with a couple of elevation changes. Both courses uniquely offer views of the marshes and the Colleton River on the back nine. "We also have a 29-acre learning facility," Sroufe says. "Which is strictly for learning how to play golf." Golf is huge in Belfair, but locals enjoy many other recreational activities. "This is a very active and social community, and there's a lot of activities going on all the time," Sroufe says. "You may not be a golfer, so there's also a strong tennis and pickleball community here." Six tennis courts sit behind the Fitness Center at Belfair's Sports and Lifestyle Campus, and a few grass courts are in front of the Clubhouse. Belfair offers residents the opportunity to join a league, enroll in a clinic or participate in tennis drills. With pickleball's growing popularity, Belfair added seven new courts that host frequent matches. The Sports and Lifestyle Campus is always busy with people enjoying the outdoor or indoor swimming pools, working out at the gym or attending a social.

May River High School has several student clubs
The Beaufort County School District serves nearly 22,000 students and scores an overall A-minus on Niche. Okatie Elementary School earns an overall A-minus on Niche, while Bluffton Middle School has a B-plus. May River High School offers various extracurriculars, from the May River Readers Book Club and French Club to the Vex Robotics Team and Key Club. Niche gives the high school an overall A-minus.

Belfair has five dining venues. The 1811 Grille has a casual vibe with lofty ceilings and attached wooden beams. The menu features various items, from baked eggplant parmesan to macadamia-crusted halibut. Plus, the restaurant has a wine list and fresh oysters. The Bistro is another casual spot at the Sports and Lifestyle Campus. Locals order handhelds like fired flounder sandwiches or classic bacon cheeseburgers to enjoy on outside seating. Veranda Dining is in the heart of the community at the Clubhouse, offering white tablecloth dining and upscale plates. The Oaks and The Magnolia are two additional dining venues often used for private events, from weddings to business meetings. Belfair Towne Village is just outside Belfair and is where most locals go to run errands or grab something else to eat. The shopping center features a Kroger and restaurants like Truffles Café and New York City Pizza.

Golf carts in Belfair
Locals mostly use golf carts to get around Belfair. If they aren't using golf carts, they're walking or biking. Business 278 is just outside the community, which leads to Hilton Head Island in one direction and Interstate 95 in the other. Downtown Bluffton is about 5 miles south. The Savannah Hilton Head International Airport is located about 33 miles away.
