A farm-themed suburb in western Bluffton
In The Farm at Buckwalter, pine trees tower over sidewalk-lined streets that weave around wooded preserves, small lagoons and a barn-inspired recreation center. And with street names like Corn Planters Court and Wheat Field Circle, it makes sense the community is known colloquially as "The Farm." The neighborhood brings country flair to the suburbs of western Bluffton. "The Farm at Buckwalter has that southern charm," says Realtor Lorie Sauer of Moul Realtors. Sauer sells homes across Bluffton and has been in the business for over seven years. "It has a nice pool and community center, and it's within walking distance to all the schools." Tract housing from the early 2000s sit on manicured lots at lower costs compared to much of the Bluffton and Hilton Head areas.

New Traditionals, colonials and townhomes
Much of The Farm's housing was developed in the early 21st century. Contemporary colonials mix with new traditional single-family homes. These homes are typically between 1,300 and 1,800 square feet with three to four bedrooms, but a few colonials feature over 2,000 square feet. Single-family homes cost between $325,000 and $450,000. A small group of townhomes with colorful shutters and traditional vinyl siding line Gardners Lane and Gardners Circle. Most townhomes have small cement front porches adorned with a couple of patio chairs or a small outdoor couch. Townhomes cost between $200,000 and $300,000. "It's got a nice variety of townhomes and single-family homes at a lower price point," Sauer says.

Bluffton High School features an Acceleration Academy
The Beaufort County School District scores an overall A-minus on Niche and serves nearly 22,000 students. Niche gives Bluffton Elementary School a B-plus and H.E. McCracken Middle School an overall A-minus, ranking the middle school as the second-best public middle school in Beaufort County. Niche ranks Bluffton High School as the county's best overall public high school, giving the school an overall A-minus. The high school features an Acceleration Academy, where students can earn college credit and early career-related certifications in areas like media technology.

A barn house rec center with a large pool
At the heart of The Farm, in a thicket of trees, is the neighborhood's recreation center. The center resembles a traditional barn house with a coat of deep red paint, oversized windows and an open floor plan. Folks can rent the center for birthday parties, family reunions and more small events. Behind the building, a large swimming pool is surrounded by white lounge chairs and features a sloped entrance for the kids to get in safely. There's also a designated toddler's playground for the young ones to play. Nature trails venture through the woods and around the recreation center. About a mile up Buckwalter Parkway, across from Bluffton High School, the Buckwalter Recreation Center has several amenities. There's a soccer complex, a skate park and indoor basketball courts. Plus, the center has a weight room and cardio equipment.

Buckwalter Place features grocery stores and several restaurants
Buckwalter Place is about 3 miles outside The Farm, featuring a few grocery stores and restaurants. A Publix anchors one side of the shopping center, flanked by a Subway, Great Clips and New York City Pizza. On the other side of the plaza is a Kroger and Chicken Salad Chick, a popular restaurant. Frankie Bones offers dinner favorites like Frankie's lobster mac and cheese and rainbow trout. The restaurant has also become a favorite for Sunday brunch. Tio's Latin American Kitchen serves anything from tamales and Cuban sandwiches to tacos and seafood paella.
