Condos account for most of the housing downtown, and whether the unit overlooks the river from several stories up or gazes at nearby buildings from the first or second floor impacts the price. For a penthouse in amenity-rich, secure-access condo buildings like The Jefferson , prices exceed $1.5 million. Single-family homes line northern streets like Hays and Franklin; four-bedroom cottages start around $650,000, while Four Square homes can exceed $800,000. In the Hays Street Historic District, Queen Annes and other 20th-century architectural styles cost upwards of $1 million. “These houses are sought-after because they’re from the early 1900s, and most of them are on the National Register of Historic Places,” Baughman explains.

Embracing the Spirit of Boise and other local entertainment
The annual Spirit of Boise event takes place each Labor Day weekend in Ann Morrison Park, sending hot air balloons into the sky and filling the air with music. In February, the Boise River Marathon draws in thousands of runners and cuts through Downtown Boise with its path along the water’s edge. Year-round, locals flock to the Egyptian Theatre for comedy shows, concerts and film festivals, just as they have since the Egyptian Revival-style venue opened in 1927.

Boise River Greenbelt’s multi-mile trail network offers bikeable trails along the water’s edge that connect right to the city’s top parks, including Julia Davis — a tree-lined park home to the zoo and locally loved Rose Garden.
