In the heart of the state capital, Downtown Boise blends urban convenience with natural beauty. “Downtown Boise has a little bit of everything,” says Kealy Baughman, an associate broker and team leader at Trail 27 Real Estate Group specializing in Boise real estate. “It’s got a fun nightlife scene because Boise State University is nearby. Julia Davis Park is home to the city zoo. We have a Basque historic district and so many cute stores.” Residents can wander the riverside, explore shops and restaurants or enjoy the city’s nightlife. Most of Downtown Boise’s population rents, but locals looking to buy at the center of Boise’s action will find plenty of condos, as well as single-family homes.

Shops, restaurants and bars north and south of Route 20

Along Main and Idaho streets, offices with reflective glass exteriors and ground-level retail sit alongside brick buildings with ornate flair. Residents can grab a cappuccino and work in a cozy setting at Neckar Coffee. For dinner, spots like BACON Boise and Owyhee Tavern are among the most popular options, plus national chains like Buffalo Wild Wings. Most of the city’s nightlife is concentrated downtown, with a hub of eclectic bars like the tropical-themed Reef and classic saloon Pengilly's. Grocery stores like Trader Joe’s and Whole Foods line Route 20, just north of Julia Davis Park, and the Boise Towne Square shopping center is about 5 miles away.

From high-rise condos to Hays Street Historic District

Condos account for most of the housing downtown, and whether the unit overlooks the river from several stories up or gazes at nearby buildings from the first or second floor impacts the price. One-bedroom units on lower levels start around $370,000, while two- and three-bedroom units typically exceed $500,000. For a penthouse in amenity-rich, secure-access condo buildings like The Jefferson , prices exceed $1.5 million. Single-family homes line northern streets like Hays and Franklin; four-bedroom cottages start around $650,000, while Four Square homes can exceed $800,000. In the Hays Street Historic District, Queen Annes and other 20th-century architectural styles cost upwards of $1 million. “These houses are sought-after because they’re from the early 1900s, and most of them are on the National Register of Historic Places,” Baughman explains.

Embracing the Spirit of Boise and other local entertainment

The annual Spirit of Boise event takes place each Labor Day weekend in Ann Morrison Park, sending hot air balloons into the sky and filling the air with music. In February, the Boise River Marathon draws in thousands of runners and cuts through Downtown Boise with its path along the water’s edge. Year-round, locals flock to the Egyptian Theatre for comedy shows, concerts and film festivals, just as they have since the Egyptian Revival-style venue opened in 1927.

Parks and trails a few blocks from Main Street

Downtown Boise residents are within walking distance of hundreds of acres of green space. Less than 10 blocks from the Idaho State Capital, 150-acre Ann Morrison Park is “one of the most popular parks in the city,” Baughman says. “It has an off-leash dog area and a summertime splash park.” Locals can also play volleyball on the sand courts here or play a round of disc golf. Boise River Greenbelt’s multi-mile trail network offers bikeable trails along the water’s edge that connect right to the city’s top parks, including Julia Davis — a tree-lined park home to the zoo and locally loved Rose Garden.

As one of the city’s most walkable and bikeable areas, Downtown Boise appeals to those looking to stay connected to local events and amenities. Bus stops are scattered throughout downtown, linking locals to Meridian, Caldwell and Boise proper. For trips outside the city, Route 26 and West Myrtle serve as major thoroughfares north of the river, while Capitol Boulevard provides a connection south to Boise Airport, set 5 miles away.
