New developments are cropping up all over the hillside community of La Presa. The community lies on the eastern outskirts of San Diego County, but is flourishing with "lots of new shopping and businesses," says Andrew Santiago, a real estate agent with over $11 million dollars in sales, born and raised in San Diego. "It's a growing community, lots of nice homes with great schools and parks spread around." Residents have views of natural scenery within a reasonable distance from schools and shopping.

Expansive and affordable homes

Dictionary Hill is the tallest point in the community's residential area, with suburban streets winding their way down into more gentle hills and flatlands. "On the hill, you'll find a lot of the really nice homes and more affordable homes in flat areas," says local Realtor Andrew Santiago, "Overall, there are a lot of single-family homes, along with some manufactured homes and condos." Multi-story houses and modern houses can be found in the community's hills. In contrast, the community's more level streets are lined with expansive ranch-style houses and manufactured home communities. Both areas of La Presa are seeing new construction in the form of tri-level townhomes and contemporary style single-family houses. Manufactured homes start around $160,000, while single-family homes range from $540,000 to $900,000 or more for an upgraded hillside abode.

School days in La Presa

Several school districts, such as the Grossmont Union High and La Presa-Spring Valley Unified School Districts, serve La Presa's public school students. Students can begin their academic journeys at primary schools like Avondale Elementary. This school has an overall B-minus rating on Niche and teaches from kindergarten through sixth grade. Students move on to intermediate and secondary institutions such as the STEAM Academy and Mount Miguel High, which have at least a B-minus Niche rating. The STEAM Academy has a heavy emphasis on STEM and the arts. In contrast, Mount Miguel High has an excellent athletics program that has graduated players for NFL teams such as the Oakland Raiders.

Nearby freeways open up access to San Diego

California State Routes 125 and 54, otherwise known as the South Bay Freeway and Jamacha Boulevard, intersect in La Presa. While locals can bike or walk around neighborhood streets, most get around town by car or truck—public buses along Jamacha Boulevard and Sweetwater Road also transport locals around Spring Valley. Downtown San Diego is 13 miles to the west along nearby freeways.

New shopping centers and a regionally popular flea market

New commercial developments have brought franchise retailers and restaurants to the area. Shoppers can grab home goods and groceries from big box stores like Target. La Presa Market is a local option for grocery shopping, offering ready-made meals and locally sourced produce. Locals and visitors across Southern California sell new and used merchandise at the Spring Valley Swap Meet every weekend. Local Realtor Andrew Santiago says, "The Swap Meet draws people from all over on the weekends; it's easily one of the top three biggest swap meets in San Diego, and it's got great food, too." Under the red-tiled roof of a strip mall on Jamacha Boulevard is Fernando’s Pizza, a must-try local pizzeria. Patrons with a sweet tooth frequent Snoice, a modern dessert shop with specialty treats like flash-frozen shaved snow topped with fresh fruit and condensed milk.

Recreation along the hillside and La Presa's public spaces

Hillside streets provide stunning views of the hills and Sweetwater Reservoir to the south. Locals are within minutes of local parks and public spaces. Visitors can play frisbee in the field while kids play on the playground at Spring Valley County Park. Patrons browse the bookshelves and use public resource rooms at the Spring Valley Branch of the San Diego Public Library in La Presa. Hiking enthusiasts can hike up to the flags and rocks at the top of Mother Miguel Mountain, just south of Sweetwater Reservoir.

The weather in my area is typical sunny, southern California weather because that is exactly where I live. In the winter season there is never any snow, maybe some rain throughout the month, but it usually just stays sunny and warm throughout the year. Spring season, in my area, is like a warm up for summer with usually warm temperatures and the summer is very hot. A typical outfit for me on any day of the year, no matter the season, could be shorts, a t-shirt, and maybe a light jacket.
