Lavista Park’s wide, tree-covered streets provide a welcoming path for dog walkers and families to stroll the neighborhood. “We’re just two blocks outside of Atlanta city limits but we have big yards and kind of a more suburban feel,” says resident Bill Golden, a Realtor with Keller Williams Realty Intown Atlanta. Less than a mile from three major interstates, the community's large lots and overall convenience often draw homebuyers. “The top three things about Lavista Park are the location, you can’t beat the location; the proximity to amenities, whether it be grocery shopping, movie theaters or killer restaurants; and the available housing stock,” says resident Juli St George, a Realtor with Keller Williams Realty Intown. Homebuyers are also drawn by the fact that new construction is more affordable than in the nearby Morningside neighborhood.

Lavista Park’s renovated midcentury and modern homes sit on large lots
Most of Lavista Park’s original midcentury properties have either been renovated or torn down and replaced. Large, newly constructed modern and transitional homes with tidy lawns and up to 6,000 square feet of space sell for $1.4 million to $2.9 million. Mid- to late-century ranch styles and bungalows are priced between $450,000 and $1.2 million. In addition to 600 single-family detached homes, there are several luxury apartment complexes and two townhouse communities to the north. The neighborhood’s CAP Index Crime Score is 5 out of 10, slightly above the national average score of 4. “Security has been something that we have been very on top of for many decades,” St George says, noting the neighborhood’s civic association funds a patrol by Brookhaven Police. “So we do have a relatively safe neighborhood compared to those that don’t have marked cars.”

DeKalb County School District's Montessori program at Briar Vista Elementary School
Lavista Park is part of the DeKalb County School District, rated B-minus on Niche. Students may attend Briar Vista Elementary School, which has traditional courses and a Montessori program, and Druid Hills Middle School, both rated B. They wrap up at the A-minus-rated Druid Hills High School, an International Baccalaureate school that offers AP courses. Students may attend schools outside of their zoning, thanks to Georgia’s school choice.

Piedmont Park, located 4 miles south on Cheshire Bridge Road, spans 200 acres and has 5 miles of trails that pass by a lake reflecting Atlanta’s towering skyline. Piedmont’s Atlanta Botanical Garden is home to the 25-foot-tall Earth Goddess, with water flowing from the living sculpture’s outstretched hand into a fountain. At the Morningside Nature Preserve a mile away on Lenox Road, a 2-mile trail crosses a wooden bridge with steps down to the dog beach, where hikers’ four-legged friends can enjoy the shores along South Peachtree Creek.

Since 1968, cinephiles have flocked to the Tara Theater on Cheshire Bridge, which specializes in arthouse, classic and foreign movies. “I’ve lived in Atlanta since the mid-‘90s, and the theater is a tried and true Atlanta landmark,” says area real estate professional Kristen Parker, the relationship manager at the Anna K.
