The rural outskirts of Florida’s major metropolitan areas are dotted with golf and retirement enclaves, attracting snowbirds and full-time residents across the Eastern Seaboard. Brooksville’s High Point neighborhood blends the two, combining the conveniences and amenities of a retirement community with access to a golf course. “The retirement community is built into the golf course, with each plot lining one of the holes,” says Helle Hartley, a Realtor at Century 21 Jim White & Associates. “Most residents spend more time in their golf carts than their cars.” North of Tampa and 10 miles east of the Gulf waters on Florida’s Nature Coast, High Point swaps ocean views and sugar-sand beaches with thousands of acres of forested woods, preserves, state parks and lakes. The rural community is also close to amenities, with Highway 50 lining its southern edge.

A private golf course, a historic state park and live mermaid shows
One of High Point’s major draws is its outdoor recreation. Over five golf courses are within a 10-mile radius. Residents also enjoy a private course on the property. The High Point Golf Club is built into the architectural layout of the community. Each neighborhood street backs up to one of the course’s 18 holes, and cart paths weave among the houses. A pickleball facility is at the heart of High Point, next to the community center, where locals gather for organized events. “It’s basically a self-sustaining community, and there are always events going on,” says Hartley. Tennis, bocce ball, a practice green and horseshoe pits are also within the neighborhood. Golf and Country Club at The Heather is 4 miles west and has a 9-hole course, a pro shop and a practice facility. Weeki Wachee Springs State Park is 4 miles west, a 438-acre historic park with natural amenities, artificial water parks and entertainment. Kayaking and paddle boarding along the Weeki Wachee River are popular, and the park provides boat rentals and launches. The state park also has a beach with a picnic area, caves and trails, as well as a water park called Buccaneer Bay, which has flume rides and slides. A live mermaid show is the most popular spectacle here, with the performers putting on a show in a lagoon in a submerged theater. The multi-use Suncoast Trail runs along State Road 50 directly west of the neighborhood and spans 54 miles through Citrus, Hernando, Pasco and Hillsborough counties. The 24,000-acre Chassahowitzka Wildlife Management Area is 5 miles west and popular for hiking, kayaking and viewing wildlife. Hernando Beach is 13 miles west for those who prefer the sand and the sun.

Manufactured homes on a golf course and single-family homes
Niche ranks High Point as the ninth-best suburb to buy a house in the Tampa area. The tree-lined community is divided into two distinct zones: the High Point 55-plus Golf Community and a small pocket of single-family homes. The streetscapes inside the High Point 55-plus Golf Community have manufactured homes strategically arranged on lots between the community’s 18-hole golf course. Prices range from the low-$100,000s for a 700-square-foot two-bedroom to the low-$300,000s for a 2,000-square-foot three-bedroom. Properties in the senior community have spacious carports, screened-in porches and large paved driveways for boats or RVs. Residents here have lot sizes around 7,000 square feet with tropical landscaping, but a few stretch up to a quarter acre. Besides golf, the senior community offers a fitness center, pool and tennis and bocce ball courts. Outside the High Point Golf Community, homes are a mix of ranch- and Craftsman-style homes and modern builds. Most houses were built in the early 1980s, but some newer ones in the northern half of the neighborhood were built in 2023 and 2024. Prices are between the high-$200,000s for a 1,300-square-foot two-bedroom to the high-$300,000s for a 2,000-square-foot four-bedroom. The streetscapes in the northern section are more rural, with larger, wooded lots. Most lot sizes here are a quarter acre, but many are over a half acre. Residents also enjoy multi-car garages, covered patios and large driveways for RVs and boats.

Cortez Boulevard and Commercial Way are the two commercial arteries providing dining and shopping options. Keke’s Breakfast Cafe is a local chain known for its stuffed French toast, omelets and other comfort classics. Fujiyama Japanese Steakhouse is a favorite for sushi and hibachi dinners. Marker 48 Brewing is the go-to local place for a night out, offering a wide craft beer selection and a beer garden. ALDI is directly outside the neighborhood for essentials. In the Western Way Shopping Center, Pueblo Viejo Mexican Restaurant is another popular place for chimichangas and margaritas. South of here is Mariner Square, a strip mall with Ross Dress for Less, Bealls Florida, Walmart and UPS. Downtown Brooksville is 10 miles east for more shopping, dining and entertainment.

Home to the fourth-best school district in the Tampa area
Hernando County School District serves the community and is ranked the fourth-best district in the Tampa area, according to Niche. Students can attend Pine Grove Elementary, a B-rated school on Niche that offers before- and after-school programs, followed by West Hernando Middle, which earns a B-minus. Kids can finish their primary education at Central High School, which scores a B on Niche and offers football and golf teams.
