Heritage and convenience in Cazenovia Park
An air of cultural pride infuses the neighborhood of Cazenovia Park, located along the creek of the same name in Buffalo. A short drive from Lake Erie, about half an hour south of Niagara Falls and, as such, very close to the Canadian border, residents don’t have to go far for the area’s attractions and landmarks. That convenience is complemented by Seneca Street running through the neighborhood, which means there’s also proximity to local shops and restaurants. These include a number of Irish-themed establishments, paying homage to the area’s culture and heritage and giving it a unique character all its own. "South Buffalo is a very historic area," says John Heffron, a real estate salesperson with Gurney, Becker & Bourne for 20 years. "Cazenovia Park is very rich in tradition. It's becoming very popular -- it's growing and it's rising.”
Unique homes dating back a century or more
The laid-back residential streets of Cazenovia Park, affectionately known as “Caz Park” to those that live there, are lined with a number of cottage-style homes. Arts and crafts architecture, popular throughout the city, is a part of the neighborhood’s landscape as well, and accentuations to the homes can include vinyl or shingle siding. The region’s colder climate lends porches to a transformation into sunrooms, and balconies are also occasionally found here. Some homes are multi-unit layouts, and a vast majority of the residences here were constructed before 1925. Prices here typically range from $100,000 to around $250,000, though the majority of sales fall under the $200,000 mark.
A pair of places for education
Kids in the Cazenovia Park neighborhood can begin school at P.S. 93 Southside Elementary School, located just north of the area close to where the Buffalo River and Cazenovia Creek meet. Scoring a C with Niche, it has a student-to-teacher ratio of 10 to one for kindergarten through eighth grades and ranks highly in diversity. P.S. 206 South Park High School follows for grades nine through 12, is rated a B-minus by Niche and offers sports like baseball and softball, volleyball, tennis and soccer.
A mainstay park with trails, athletic facilities and more
The neighborhood’s namesake, the park of the same name, is over a century old and makes up a large portion of its southernmost region. Cazenovia Park, the green space itself, spans 83 acres and has a playground, a rink for ice hockey or skating, an indoor pool and facilities for baseball and basketball. Cazenovia Creek, a tributary of the Buffalo River, runs through the middle of the entire park and makes it an ideal spot for checking out wildlife along with the park’s trails. Warren Spahn Way also winds through Cazenovia Park, named after the Buffalo native and Baseball Hall of Famer. Smaller outdoor spaces, including Seneca Indian Park, Pierce Field at Mulroy Park and Hillery Park, are all located in or close by the neighborhood.
Superb selections on Seneca Street
Seneca Street serves as the bustling retail and restaurant scene for Cazenovia Park residents, cutting through the center of the area. Along it, shoppers and diners can find a number of establishments to choose from, including Wise Guys Pizza near the northern edge of the neighborhood. Farther down the road, headed southeast, Public Espresso + Coffee, Casa di Francesca’s and Hong Kong Kitchen offer an assortment of options, while Seneca Texas Red Hots has been selling hot dogs and more for over half a century. The Blackthorn Restaurant & Pub is close to the geographic center of Cazenovia Park and has been a local haven for more than 40 years, offering its patrons classic fare in an Irish pub atmosphere. TOPS Friendly Markets is the only large grocery stop in the neighborhood.
An atmosphere of heritage
Just over the Cazenovia Creek, Abbott Road has a number of other diners and shops for area residents including D.A. Taste Catering, Not Just Cakes and Doc Sullivan’s. Also on Abbott sits the Buffalo Irish Center, a pub that’s just one of many establishments exemplifying the area’s Irish heritage. "The Caz Park area has a couple main streets that are hubs for shopping and restaurants," Heffron says. "Abbott Road is popular with a lot of the main places.” Tara Gift Shoppe specializes in Irish imports, while apparel can be found at McKay’s. The South Buffalo Irish Festival takes place at Cazenovia Park in late summer each year, running morning to night and free to all ages. The Show at Shea’s Seneca serves as an event venue with plenty of options for its customers.
Commuting in Cazenovia Park
Lake Erie is less than 15 minutes west of the neighborhood, known for its fishing, shipwreck diving and surrounding parks. Mercy Hospital of Buffalo is also just across the creek, meaning residents aren’t far from medical care if needed. Interstate 90 runs through all of New York and parallels Cazenovia Park, spanning from Washington state to Massachusetts in its entirety. At an interchange just east of the neighborhood, I-90 splits with Route 400, which runs all the way southeast to East Aurora. Bills Stadium is only about 15 minutes south for those aiming to see NFL action.
