Budget-friendly community along Main Street
Fillmore-Leroy is in the heart of eastern Buffalo, and locals do not have to compromise on location to get a great price. The city’s Main Street runs directly through the neighborhood, giving locals quick access to shopping, staple restaurants, and acclaimed parks, museums and attractions. The cost of living in the neighborhood is low compared to other parts of Buffalo. Homes sell for a steady price tag and residents can take advantage of grant programs from the City of Buffalo, which give first-time homebuyers up to $10,000 to help with closing costs and down payments.
Fillmore-Leroy has a modern take on ‘Sears’ homes
Fillmore-Leroy is mainly made up of doubles built between 1900 and 1920 and features Cape Cod and Colonial Revival-inspired architecture like pitched roofs, dormer windows and covered porches. “These are what we call ‘Sears catalog homes,’ because this was an old working-class neighborhood,” says Ayat Nieves, a Licensed Real Estate Salesperson with Keller Williams Realty. “People used to order their houses right from the Sears catalog. They’d ship you all the materials and you’d get an instant house.” While the shapes of homes are similar, it is unlikely that anyone in the neighborhood will get confused since no two homes are painted the same colors. Neighbors also distinguish their homes by planting gardens in their front yards and alongside the sidewalks. Most properties in Fillmore-Leroy sell for under $200,000. “You can get a great house for $ 100,000 or $200,000. People are looking for affordable housing, and that’s what this neighborhood provides,” Nieves says.
A lot of homes in Fillmore-Leroy feature porches and bay windows.
