Grant-Amherst is half-industrial and half-residential. Houses, predominantly from the 1880s to 1920s, showcase stick and shingle styles. “There a lot of multi-housing and cute cottage-style houses,” says Maureen Flavin, a Realtor with Howard Hanna, who has 32 years of experience in Buffalo. Wide porches and second-story balconies adorn homes offering around 1500 square feet of living space. Despite the appealing features, homes in Grant-Amherst sell within 22 days, and the neighborhood faces a low inventory, much like the surrounding region. “It’s going through a transition currently,” Flavin says. “The prices are a bit lower, and there’s a lot of rentals and investors buying.” With a median price of $151,000 — a 33 percent increase from 2022 — properties often present opportunities for TLC at a much lower price than the rest of the state.
Community garden touches at Buffalo Public Schools
Buffalo Public Schools, situated near Buffalo State University, offers a complete educational pipeline through a lottery system. Tapestry Charter School spanning lower, middle and high school, and Buffalo Academy for Visual and Performing Arts with a B-minus Niche score. McKinley High School shares a B-minus Niche grade with Tapestry. City Honors School, renowned for its International Baccalaureate (IB) program for grades 5 through 12, requires a placement test and features a beautiful community garden. Grant-Amherst has a few shopping and dining hubs around town. The camera collection at Delaware Camera is a local haven for photographers on Delaware Avenue. For music lovers, Allen Town Music Store in Black Rock is a noteworthy destination. For dining, Joe's NY Style Pizza is right off the river, and close by, Nick's Place is known for its homemade bread. Locals take Harlem Road to NY-33 West for 10 miles to stop by Anchor Bar, the birthplace of Buffalo Wings, for live jazz performances and cold beverages. If a homemade dinner sounds better to residents in Grant-Amherst, grocery convenience is found at Wegmans, Tops and ALDI off Alberta Drive. “There is a very cool butcher shop, Moriaty Meats on Elmwood,” Flavin says. “Also, a couple of great diverse restaurants that feel good to support.”
