Suburban Buffalo homes and nearby green spaces
Just 5 miles from downtown Buffalo, the Parkside community offers a suburban setting within walking distance of the city’s most popular and well-known outdoor attractions. Here, residents can find Colonial Revival and American Foursquare homes that are over 100 years old lining the shaded streets, including landmarks like Frank Lloyd Wright's Martin House. Homes curve around the sprawling green spaces and sports fields of the world-famous Delaware Park, designed by Olmsted, who also created New York City’s Central Park. Many shopping and dining options are a short walk or car ride from home. “You see a lot of families in the area with all of the parks nearby; it’s just really easy to get places,” says Susan Lenahan, a licensed associate broker with MJ Peterson Real Estate who has served the community for over 45 years.

Delaware Park and The Buffalo Zoo
Delaware Park, Parkside's namesake, runs alongside much of the neighborhood. Designed by Frederick Law Olmsted in 1868, the park is home to several sports fields, including pickleball courts, soccer fields and an 18-hole golf course. These amenities are all connected by miles of shaded trails, and there is also a lake with flamingo-shaped paddle boats in the summer. “I go there three or four times a week to jog or bike around,” Lenahan says. The park is also home to The Buffalo Zoo, a popular attraction for tourists and families, with over 1,400 animal exhibits. “Whenever I help a family move into the area, I like to give them a pass to the zoo as a closing gift, everyone’s a big fan of it,” Lenahan says.

Historic Buffalo homes from the early 1900s
Residences in Parkside tend to offer a little more space, compared to other parts of Buffalo, and come in dynamic shapes and colors. Trees line most of the residential streets, and Colonial Revivals, American Foursquares and Queen Anne-inspired homes make up the majority of the market. Many houses have at least three bedrooms and plenty of backyard space. “There’s a lot of beautiful homes in the area, with lots of natural woodwork that were built over a hundred years ago,” Lenahan says. Home prices can range from $200,000 to $400,000 on the eastern end of the neighborhood and $400,000 to $650,000 on the western end of the community. Some larger and more extravagant homes can cost more than $1 million.
