A hybrid between city living and suburban peace
Perched near the edge of the county, Schiller Park is among the easternmost neighborhoods of Buffalo, New York. Suburbs to the east and downtown Buffalo to the west contribute to the hybrid neighborhood that remains residential yet close to conveniences. The area’s residents gather regularly through events at houses of worship, a community center and a senior center. "The area has been developing a lot over the past 10 years. There has been a culture shift that is diversifying the community," says lifelong Buffalonian Andrew Scott, associate broker and partner of Scott Realty Group. The neighborhood was founded and named by German immigrants in the early 1900s. Just as the neighborhood welcomed newcomers over 100 years ago, it continues to do so today.

Where the community gathers
Many churches, temples and houses of worship are around the neighborhood and along the roads directly on the perimeters of Schiller Park "to reflect the population's beliefs," Scott says. "Sometimes neighborhoods have a church on every block, or even two." Jami Masjid of Buffalo in the center of town is the central gathering space for the Islamic population. The Seneca-Babcock Community Association has established a strong sense of community in Schiller Park, with the George K. Arthur Community Center and Schiller Park Senior Center conveniently located on Genesee Street.

A few miles from everything
The Niagara Frontier Transportation Authority, NFTA, has bus lines running through the area, leading 5 miles to downtown Buffalo. The neighborhood is lined and intersected by many main roads, and locals can get to the city or the suburbs without going on the throughway. It's about 6 miles to the Buffalo Niagara International Airport, and the Peace Bridge is about 8 miles from Schiller Park, providing a quick, convenient route to Ontario. The nearest hospital, Erie County Medical Center, is just 3 miles northwest.

Although prices in the neighborhood are over $100,000 less expensive than the Buffalo average, "Those who don't already own in the neighborhood may not be able to in a few years," Scott notes. Prices are increasing organically with people returning to the city after the pandemic. Scott states, "While pushing locals out isn't intentional, it tends to happen where people relocating can get houses for cheap and have a low cost of living."

Where local eateries and diverse cuisine flourish
Errands can be completed nearby via convenient access to popular retail establishments, including the Walden Galleria Mall, which hosts over 150 retail stores and restaurants. Schiller Park has its local flare, though. Scott states, "More restaurants and convenience stores are popping up here, and the growing food scene speaks to the community." Local eateries line each main road, including Nahar Halal Grill. Shawarma, hummus and halal are plentiful in the Middle Eastern establishment. Park Vue Soul Food Bar and Restaurant is the best spot in town for crispy fried chicken served by a mother-daughter duo.

Families can choose their own path for schooling
Throughout Greater Buffalo, parents can apply for their students to attend any school they choose. Closest to the neighborhood is Harvey Austin Elementary School. With a score of C-minus from Niche , it has a student-teacher ratio of 9 to 1. Middle school students can attend City Honors School, an A-rated school, followed by A-minus Leonardo Da Vinci High. Universal School, affiliated with Jami Masjid, is a private, tuition-based school offering Islamic, Quranic and Arabic curricula from kindergarten through graduation.
