Along Seneca Street, homes pop with bright green, red and blue exteriors and are walkable to vintage stores, pharmacies and other small businesses. “South Buffalo is really changing for the better,” says Maureen Flavin, a Realtor with Howard Hanna, who has 32 years of experience. “Inventory is growing and prices are more affordable than in North Buffalo. I believe they’re selling between $150,000 and $200,000.”

Artsy Seneca Street and Irish Abbott Road
Colorful murals coat the sides of local retail and restaurants along Seneca Street into Cazenovia. It’s home to many of the area’s restaurants, like Blackthorn Pub and Hoppers Rush Inn. Swan Street’s Hydraulic Hearth is a large beer garden with an artsy, interactive phone booth outside. Locals can drive Southside Parkway to Buffalo’s Irish Heritage District, which is lined with pubs like Abbott Road’s Doc Sullivan’s, Gaelic street signs and Irish flags. Streets often fill with window shoppers and twangy music. Tara Gift Shoppe on Abbott Road sells authentic merchandise from the Emerald Isle. Get ready for St. Paddy's in Seneca
All eyes seem to be on South Buffalo between February and March as it hosts one of the largest St. Patrick’s Day celebrations in the country. Abbott Road, Old First Ward and The Valley don green lights, festive décor, and Irish dancing groups at The Buffalo Irish Center. Public transit is provided by Niagara Frontier Transportation Authority (NFTA). Interstate 90 runs straight through Seneca, heading to Niagara Falls and the Canadian border and Seneca Street (NY 16) runs roughly southeastward from downtown. Farther north, Clinton Street (NY 354) touches the northern boundary of Seneca-Babcock.

In 2022, a mass casualty hate crime at Tops Friendly Supermarket deeply impacted not just Seneca but the entire state. In response, The New York State Legislature passed laws banning semi-automatic sales to most people under 21. “When this happened, it was the only grocery store in the area,” Flavin says. “So, when it closed, many were out of food. The community came together and donated a ton of food. It was a difficult time, but the community effort was astounding.”
Mercy Hospital of Buffalo is within a mile, providing immediate healthcare.
