Pocketed in South Buffalo and less than a 3-mile drive from Lake Erie, South Park is an attractive neighborhood in proximity to several area attractions and public parks. With numerous locally-owned shops along South Park Avenue, the community offers lots of nifty perks for those looking to avoid car travel. "It's a really integrated, more of a mixed area between young and old, and it's really just starting to get that way, too," says local Broker Jason Jurek of Own NY Real Estate. "It was really the old-timey neighborhood of Buffalo for the longest time."

Homes

South Park's long, gridded streets offer a sneak peek at residential America in the early 20th century. Many homes in South Park were constructed in the '30s and '40s and feature an array of classic architectural styles from bungalows and Craftsman-style dwellings to American Foursquares and Tudors. An older home around 1,000 square feet can price between $150,000 and $250,000 while larger properties with five bedrooms can top out closer to $300,000. The housing market in South Park is very competitive. According to Jurek, many homes can sell within a week of their initial listing.

Schools

Students in South Park are served by Buffalo Public Schools. Children from prekindergarten to Grade 8 may attend Lorraine Elementary School off Lorraine Avenue, which earns an overall C-plus grade from Niche. Teens can go to South Park High School off Southside Parkway. The high school earns a B-minus Niche grade and offers a wide range of extracurriculars from a competitive athletics program to Future Business Leaders of America.

Parks

Locals don't need to travel far to enjoy the outdoors. Cazenovia Park is just a mile trip to the northeast, containing sports fields and picturesque views of Cazenovia Creek. The park also hosts the weekly South Buffalo Farmers Market, which operates every Sunday from June to September. To the south is Buffalo and Erie County Botanical Gardens — one of Buffalo's top attractions. Unmistakable thanks to its 67-foot-tall glass dome, the gardens feature a wide range of local and exotic flora while offering gardening classes for its visitors. Local golfers can book a tee time at South Park Golf Course, which neighbors the gardens, or at Cazenovia Park Golf Course a mile to the northeast. History lovers can visit Our Lady of Victory Basilica. Built nearly 100 years ago, the historic basilica serves as a popular tourist destination on Ridge Road. On the neighborhood's west side is also Lactalis American Group's Buffalo location. The largest dairy company in the world, Lactalis serves as a major employer for locals in South Buffalo.

Shopping and Dining

For groceries, South Park residents frequently stop by Save A Lot at Abbott Road Plaza for daily essentials. Locals can also travel 2 miles east and pick up fresh fruits and veggies from Wegmans — a staple among Buffalonians. Additional shopping options can be found at Mckinley Mall, which is stationed 5 miles south and contains a large assortment of boutiques and retail shops. South Park offers a load of restaurant options, particularly along South Park Avenue. Wayside Family Restaurant is a local staple for its comfort foods from burgers to chicken fingers and fries. Mineo's South Pizzeria is another neighborhood favorite thanks to its specialty pies and subs. South Park also contains several Irish pubs, including Talty's Tavern, Molly Maguires and Potter's Field Restaurant & Pub. "There's a bar on every corner," Jurek says. "Doc Sullivan's is the best one. It's a really cool place and has some of the best wings in Buffalo, too."

Transportation

South Park is walkable, though many locals may require a car for longer commutes. South Park does offer good road access, though, with South Park Avenue running through the west side and McKinley Parkway cutting through the east. Residents can also get around on Niagara Frontier Transportation Authority's Route 16, which includes several stops along South Park Boulevard.
