About 6 miles north of downtown is West Hertel, a neighborhood that takes pride in being a part of a city with such an illuminating past. In 1886, Buffalo flipped the switch and became the first-ever electrified city, and subsequently nicknamed “the City of Light." Fast forward to 2022, and Buffalo's still making waves, scoring a $55 million Federal Grant through the Bipartisan Infrastructure Investment & Jobs Act's Reconnecting Communities Program. It's not just about the money; it's about breathing new life into neighborhoods like West Hertel. “North Buffalo is considered a great place in Buffalo," says Maureen Flavin, a Realtor with Howard Hanna, who has 32 years of experience. “It is slightly south of Kenmore, which is very desirable.”

Live within walking distance of the Buffalo Zoo

West Hertel homes have many architectural styles throughout the suburban neighborhoods surrounding the Buffalo Zoo. Streets framed with narrow, rough sidewalks look up to townhomes, ranch houses and Cape Cods, most of which were built in the 1920s. Residences often average 1200 square feet and share a stick-style, wide porches, two-story balconies and bay windows. The real estate scene has amped up to a 41 percent price jump in 2023, now averaging between $225,00 and $253,000. Though renting is the trend, more folks are planting roots in owner-occupied homes. From Moriaty Meats to Barrel and Brine

Within minutes from home, residents have a plethora of diverse shopping and dining options. Tops Elmwood Plaza is about 1 mile away and provides Target and ALDI for daily essentials and a fun night at the local movie theatre. Taste of Buffalo shuts down its streets

West Hertel buzzes with community and cultural events. The Northwest Buffalo Community Center, located near Grabiarz Campus School, serves as a hub for local gatherings such as summer camp and bingo. Notable festivals include the Festival of Lights at Hamburg Fairgrounds, the Allentown Art Festival 6 miles away and the Taste of Buffalo, held in downtown Buffalo along Delaware Avenue, is one of the largest outdoor food festivals nationally. Downtown is also home to Buffalo AKG Art Museum, the sixth-oldest public art institution in the United States. Locals take Military Road for 1 mile to Mang Park, with its inviting pool, and Delaware Park, which is home to a rose garden and sports facilities, just three miles from home. Additional amenities include the North Buffalo Ice Rink, 2 miles away via Hertel Avenue. Along the Niagara River runs the 8-mile Shoreline Trail cutting through Tow Path Park, which offers fishing spots for brown trout and bass. The trail starts at Canalside, a relaxing place to view the city lights, rent a bike, or hop on the ferry to Outer Harbor.
