Buffalo’s East Side is historically black and vibrant with culture, history and community organization. Willert Park, just one of its neighborhoods, is home to a museum, community park and the historic Willert Park Courts — the first public housing option for African Americans in Buffalo. Demand is rising rapidly in this neighborhood as people seek more bang for their buck. “People living in New York City are seeking lower housing costs and costs of living in general, especially when raising a family,” says Buffalo local Broker Joseph Farrauto of Hunt Real Estate and Hunt Commercial. Locals are less than a mile from downtown.

Two-story minimal traditionals are common in Willert Park — some brightly painted — and houses are only a small distance from the streets. Sidewalks and roads show wear from winter and time, and streetlights guide the way at night. A five-bedroom home that requires significant rehabilitation might sell for around $60,000 in this neighborhood, a four-bedroom renovated home may sell for around $200,000 and a six-bedroom move-in ready home for about $260,000. The Community Preservation Partners, a national developer of affordable housing options, also recently bought Willert Park’s Ellicott Park townhomes and plans to invest $51 million into its renewal for residents.

Here to there and everywhere

Willert Park is served by the Niagra Frontier Transportation Authority, with several stops along Broadway that take residents to downtown Buffalo. As the neighborhood is under a mile from the downtown area, locals can also walk there if they’d like to. Cars are always important for farther away trips. Buffalo Niagara International Airport is only 9 miles away via State Route 33.

Willert Park students attend the Buffalo City School District, which has 60 facilities. Students are bused to schools based on a lottery system. They could attend facilities nearby, including P.S. 6 - Buffalo Elementary School of Technology — serving kindergarten through eighth grade — and P.S. 212 - Leonardo da Vinci High School. The elementary school earns a C-minus rating from Niche, while the high school earns an A minus. The high school hosts an annual public speaking contest where students can showcase their verbal and theatrical skills. Taste what Broadway has to offer

“Broadway Street in Willert Park has lots of retail and heads to downtown Buffalo,” Farrauto says. Among Broadway’s shops are the convenience store Broadway Mini Mart and Broadway Wines and Spirits. Tops Friendly Market is 1 mile away on Jefferson Avenue for grocery hauls. Chef's Restaurant on Seneca Street is a local favorite for its mainstream Italian food. Locals also love Buffalo Brewing Company & Buffalo Deep Dish on Myrtle Avenue for their pizza and craft brew. All are within a mile of the neighborhood’s core.

The Nash House Museum, which showcases the historic contributions of African Americans in Buffalo, is in Willert Park. The community gathers at Pratt Willert Community Center

The Pratt Willert Community Center on Pratt Street and the JFK Community Center on Hickory Street are places for community meetings, recreation and community building. In partnership with Buffalo Sewer and City agencies, they recently invested in infrastructure that redirects rain and snowmelt into green spaces known as rain gardens that beautify the area. The City’s Division of Parks and Recreation also partners with these centers to organize youth welfare programs, including athletic programs, field trips, motivational talks, ice-skating outings and more.
