Just south of the Bullhead City Parkway, Sun Ridge Estates is a residential area where the Mediterranean-style homes and lots are well-maintained without the help of an HOA. “Being off the parkway, you have larger lots, views of the casinos in Laughlin, and it’s more prestigious to live out there. You are also further from the touristy areas of Bullhead City, but the biggest thing is not having an HOA,” says Sarah Juarez of Black Mountain Realty, who has two decades of experience in the area. “It’s rare to find a neighborhood so well taken care of without an HOA, but that’s Sun Ridge Estates.” The neighborhood’s location right along the parkway makes it easy to access the casinos, shops and restaurants in Laughlin, less than 2 miles away. Mediterranean homes from the 2000s
Most of the homes in Sun Ridge Estates are ranch-style houses, with some multi-level Craftsmans mixed in. Prices range from $345,000 to $670,000 depending on size, and most were built in the early 2000s. “You can tell with how well the homes are taken care of that there’s a lot of ownership pride in the neighborhood,” says Juarez. Most homes have Mediterranean touches like stucco siding and tiled roofs, and they sit on quiet roads with solely residential traffic. Private driveways and multicar garages make parking easy, and grass yards are sparse as most residents prefer cacti or rock landscaping. Lot sizes vary, but some properties are large enough to have private pools. There is some noise in the northern part of the neighborhood off the parkway, but very few homes are impacted. Homes are at risk of wildfires, so debris should be cleared often.

Close to the Colorado River Heritage Greenway Parks and Trails
Homes on the western edge of the neighborhood are only a mile from the Colorado River Heritage Greenway Parks and Trails. The recreation area consists of four trails, ranging in difficulty, and has over 9 miles of terrain for hiking and biking. Locals can also visit one of the fishing areas scattered off the trails. The Colorado River also offers plenty of recreational activities, from boating to kayaking to swimming. Mountain View Park is 7 miles away in Laughlin and features a dog park and playground equipment. Across the river in Laughlin, people sit at blackjack tables, play slots and bet on sports.

Dining at River Dog Grill
For a bite to eat, locals head 4 miles down the road to River Dog Grill. This restaurant has a pet-friendly patio, TVs to watch sports and arcade games like Golden Tee. Fox Creek Junior High School and Mohave High School both have C ratings. The Mohave High football team had an 11-2 record in 2023 and won sectionals. The school also offers sports like flag football and badminton.
Highway 95 provides access to neighboring cities
The neighborhood’s location near Highway 95 is advantageous for travelers. Residents can head 100 miles north on 95 to Las Vegas, home to the closest major airport. Lake Havasu City is 65 miles away, and Needles, California, is 23 miles south. There is no public transportation in Sun Ridge Estates, so a car is necessary.
