At a major five-way crossroads, Sacred Heart Catholic Church serves as the neighborhood's focal point. The settlement then spreads outward in a grid form like to that of a conventional city. The urban streets are lined with brick row buildings with vinyl exteriors, evoking colonial architecture. Decades after deindustrialization leveled much of the city, a community of individuals who celebrate holidays, bring their children to school and mingle on their front porches still exists, despite the abundance of empty lots and vacant homes. Properties in distress that require renovations and repairs can fetch as much as $100,000, yet as little as $20,000. A well-kept home with minor modifications should get at least $125,000 from the seller. Home prices for the area sit at $55,000 and $290,000. Perched on nearly 700 acres, Waterfront South has roughly 600 structures and the Heart of Camden organization has been rehabilitating or building homes in the neighborhood since 1984. The group has built or repaired 300 homes. The organization also helped develop the waterfront’s arts and culture district. On average, dwellings are 1,830 square feet and lots are typically 1,525 square feet. About 55% of residents in the community are renters. The CAP Index crime score for the area is 9 out of 10, well above the national average of 4. There are nearly 20 houses of worship near the neighborhood, including Sacred Heart Church, which has a black Catholic ministry. Emergency medical care is accessible in the community; Virtua Our Lady of Lourdes and Cooper hospitals are both local. And, the First Time Homebuyers Program can provide a deferred loan of $15,000 to Camden homebuyers.
Schools
The youngest students in the region typically attend public charter schools run by KIPP New Jersey or the Camden City School District. The PreK – first grade Riletta T. Cream Early Childhood Center is typically where students begin their academic journey. Cream has a C-minus Niche score. Thomas H. Dudley Family School, which also has a C-minus, is a K through 8 school. Students then go on to either Camden High School, which was newly refurbished and is home to the Big Picture Learning Academy, the Brimm Medical Arts High School, and the Creative Arts Academy of the Camden school division, or KIPP High School, which is located in their neighborhood. Camden High has a Niche grade of C-minus. There are 10 colleges and universities near the community, including Rutgers University—Camden. The university and community have a very fruitful relationship. “Rutgers–Camden provides a spectrum of critical services for the residents of Camden related to health, housing, law, social work, arts and culture, small and micro business launches, college preparedness, and early childhood learning,” says Caroline Brobeil, a Rutgers senior public relations specialist. The school’s roots in the community date back to 1926.
Parks
A few parks, playgrounds, and green areas can be found in the district, along with a natural rain garden where you may see springtime blooms and other perennials in bloom. Previously home to an abandoned industrial property, Phoenix Park on the waterfront is a 5-acre green space that the city purchased using an Open Space Grant.

The nearest locations to purchase food and other necessities in the neighborhood are a few little delis and corner stores.

Camden has a robust events calendar, whether it's community education programs, yoga or a holiday parade.
Transportation
The historic Walt Whitman Bridge, which is visible from the shore, transports traffic into Philadelphia, making it easy to get to employment, stores, dining options, and other attractions there, whether you drive or prefer public transportation, which there is an abundant amount of.
