Burnt Store may be an odd name for a neighborhood, but it’s about as accurate as they come. Legend has it that an old settler’s trading post was burned down along what is now Burnt Store Road, and the name has stuck ever since. Today, the community is blossoming into one of the hottest spots for new residential construction in all of Cape Coral. Florida Ranch-style homes sit on quiet rural streets, often with empty plots of land on either side. Pine Island Road features a handful of shops and restaurants, and commercial development is still catching up to the neighborhood’s growth, although plans like the 7 Islands Project highlight significant monetary investments in the area. While locals certainly enjoy their residential seclusion, a different aspect of life draws many in. Canals wind throughout the neighborhood and connect to the deep blue waters of the nearby Gulf of Mexico. “Burnt Store is a boaters paradise,” says Veldin ‘Dean’ Miskic, a local associate broker at eXp Realty with more than nine years experience in the Cape Coral area. “For someone that has a boat and likes to go fishing, if you’re on gulf access property, you’re talking 10-15 max to get out onto the Gulf."

Florida Ranch-style homes with modern finishes
Burnt Store stretches from Pine Island Road to the Lee County line and is a mix of winding canals, new construction and swaths of undeveloped fields. Housing is concentrated in the southern end and features various Florida ranch-style homes with modern finishes. Spanish-Revival style houses with stucco exteriors and tiled roofs can also be found scattered throughout. Grassy lawns with young palm trees sprouting up are a common sight, while backyards often contain screened-in swimming pools. Properties along the canal have private boat docks in the back, which provide direct access to the nearby Gulf of Mexico. Price points vary greatly depending on location and gulf access, but all listings have steadily risen over previous years. “The land keeps increasing in value because of the location,” Miskic says. “The area is blowing up; there’s just a lot of money going in.” Single-family builds on dry lots tend to price between $300,000 and $550,000, while waterfront homes price anywhere from $700,000 to $1.3 million, depending on proximity to the Gulf. Empty dry lots range from .15 acres to nearly half an acre and sell between $20,000 and $100,000. Larger waterfront lots can reach up to $600,000. The city of Cape Coral is playing catch up to the area’s development, and many properties do not have city utilities, meaning they rely on well water and septic tanks. An expansion project of city utilities is in the works, so many homeowners may be required to pay up to $30,000 to get connected.

Mariner High School receives a B-plus and features numerous career academies in fields ranging from hospitality and tourism to engineering.
