True to its name, Panorama is a neighborhood packed with nearly panoramic views of the San Jacinto and Little San Bernardino Mountains. It’s a constant backdrop to an area otherwise known for having bigger homes than some other parts of Cathedral City. Panorama also offers a central neighborhood park, is close to a selection of stores and restaurants, and is not far from Interstate 10. It’s a place where people put down roots. “There are a lot of generational families that have been there for a long time,” says Michael Valerio, an area Realtor with HomeSmart, who has over 20 years of industry experience.
Panorama has established homes that hold their value
The houses around this neighborhood have a bit of age — most were built in the 1980s and 1990s. However, many properties have been well-maintained and updated. Mediterranean and Spanish Colonial are the dominant styles. The average square footage in Panorama is almost 1,900, but there are lots of options over 2,000 square feet. Homes sell for between $400,000 and $800,000, and the median list price of about $600,000 is more than the median across Cathedral City. “The prices stay pretty solid there,” Valerio says. “It’s a very desirable area to live in, for that reason.”

James Workman Middle mixes technology with sports
The Palm Springs Unified School District covers the area and maintains a B on Niche. Depending on where they live, students attend either the B-rated Landau or B-minus-rated Rio Vista elementary schools, and both have after-school programs. All move on to the B-minus-rated James Workman Middle, which counts a drone soccer club among its extracurricular activities. The B-plus-rated Cathedral City High or B-rated Rancho Mirage High are next up based on address. People in the neighborhood are also within 3 miles of I-10, a connection to Los Angeles, roughly 115 miles away. The Palm Springs International Airport and the 385-bed Desert Regional Medical Center are within 6 miles in the neighboring city of Palm Springs.

Panorama Park, in the middle of the neighborhood, is an 8-acre space with a basketball court, a softball diamond, a walking path and a dog park. Golf fans are within 10 miles of several courses. “We have over 100 golf clubs out here,” Valerio says, of the Coachella Valley area. The public Escena Golf Club is considered among the best options in a region full of them.
