Competitive home prices for Chula Vista

Homes in Otay Ranch Village are primarily set on gently curving roads, grouped into cul de sacs. As part of a larger planned community, Mediterranean- and Spanish-style homes dominate the neighborhood, often featuring two-car garages, pools and patios. Single-family homes here go for between $875,000 to $1.1 million. Condos can be found just across from Heritage Park on Saint Lucia Road, going for between $550,000 to $700,000. "You can get a nice single-family home with about 2,000 square feet for around $1 million to $1.2 million, which is great value for the San Diego area," says Melissa Goldstein Tucci, a local award-winning Realtor and relocation services expert for the San Diego region. "Homes closer to the coast usually cost more per square foot." The neighborhood also contains several apartments and rental units, with renters accounting for about 40% of the neighborhood's population. Homeowners in the Otay Ranch Village neighborhood are required to pay monthly HOA fees and Mello-Roos tax.
