A fast growing rural pocket just east of Clarksville
Fields sprawling with corn stalks line Gunn Road, while a white and outstretched wooden fence buffers a strawberry farm to the north. Patches of red, excavated dirt also cover portions of the farmland. And a few years ago, a traffic light signaled the incoming growth when it was added to the intersection of Rossview and Kirkwood roads, just down the street from a series of new schools. Located along the winding Red River, Bradbury Farms is among the cluster of communities that now occupies the once heavily rural pocket east of Clarksville and Interstate 24. Residents here chose the area for its peaceful and spacious rural setting, but the land between Rossview Road and Tennessee State Route 76 is quickly turning into one of Montgomery County’s new frontiers. “The reason people move in this direction is it’s not as congested, but it’s an ever-changing and growing area. We’ve had a lot of growth in the past 5 to 10 years,” says Janice Thompson, who owns the Legacy Nursery and Landscapes with her husband. “Bradbury Farms is an older subdivision, and it’s a very appealing subdivision. The houses are not on top of each other. It’s a very spread-out neighborhood, unlike all the other neighborhoods they’re building. Yet, it’s still close to a lot of things. You can be away from town, yet be close to things.”

Farmhouses, Colonial Revivals and Traditionals on spacious lots
Several traits set Bradbury Farms apart from the other neighborhoods within the Clarksville area. Many homes here measure more than a couple of thousand square feet and occupy multi-acre lots, complete with extensive driveways and brick mailboxes. Also unlike Clarksville — where vinyl sidings are common — brick exteriors are more prominent in Bradbury Farms. Common architectural styles here include farmhouses with dormer windows and white columned porches, modern Traditionals and Colonial Revivals. “And it’s out of the way of the main area. It’s where you have to know where the neighborhood is at to find it. So you’re not going to have a lot of insane, heavy traffic, versus a neighborhood like Bluegrass Downs, which is off some major roads in our town,” explains Brandon Easton, leader for Sweet Home Realty and Property Management’s The Elite team. “So, there’s a peace and tranquility aspect of living there. It’s off the beaten path.” Price points here can go from $320,000 for a 1,400-square foot house to $805,000 for a home with a footprint of over 4,000 square feet. Bradbury Farms’ average sale price is $531,990, which is well above Clarksville’s average of $333,284. “If I ever had to live in a subdivision, it would be Bradbury Farms,” Thompson says. “I mean, truthfully, just the way it’s set up with the big lots. It’s just a nice area.”

Several farm-themed establishments lie within a short distance of Bradbury Farms. The Thompsons run Legacy Nursery and Landscapes from their home and are expanding the business to another nearby property. Located just north of Bradbury Farms, the nursery is a staple for those looking to spruce up their yards or gardens with seedlings, shrubs, trees or perennials. The business also provides landscaping services. Between the spring and summer, many flock to McCraw’s Strawberry Ranch and their 10-acre farm to pick-their-own berries. McCraw’s also grows other seasonal produce like tomatoes, watermelons and squash, which it sells onsite at the farm and elsewhere. Sadie’s Country Store is another family-owned spot and is run out of a small wooden building, where they sell items like fresh produce, eggs and jarred honeys and fruit jams. For a meal out, U.S. Route 76 leads to several dining options like El Rancho Grande and a Whataburger, the latter of which is still a new brand in Tennessee. The nearby Publix provides residents with a grocery shopping option.
Fishing can be enjoyed by visitors to Port Royal State Park.
Scenic tours at Port Royal Historic Park
Bradbury Farms is a short distance west of the Port Royal Historic Park, a 30-acre green space located in the unincorporated community of the same name. The community takes its name from the historic port town founded one year after Tennessee achieved statehood. The park's small network of nature trails allows for scenic strolls through dense woodlands and brings its users closer to the Red River, which snakes throughout the park. Landmarks here include a truss bridge, and park visitors can also sign up for a tour to learn more about regional and state history. Notably, the historic and tragic Trail of Tears passed through Port Royal. Bradbury Farms is also located about 6 miles east of the City Forum multi-entertainment complex. A popular hangout for youth, this center features putt-putt golf and arcade games, while the more daring can try out its go-kart track.
Kirkwood Middle School is part of the Clarksville-Montgomery County School System.
Robotics at top rated Carmel Elementary and new Kirkwood schools
Younger children in Bradbury Farms attend Carmel Elementary School, which receives an A-minus grade from ratings site Niche. The site ranks the institution in the top 20% of best public elementary schools in the state. Carmel’s extracurricular activities include a Robotics Club, which was the first of its kind in the district’s elementary schools. Older students then attend the Kirkwood Middle School and High Schools, which are part of a series of new schools built off Rossview Road in recent years. Completing the series is the new Kirkwood Elementary School, which opens in the fall of 2024. None of these schools have Niche ratings yet.

While many here attend the popular lineup of events in downtown Clarksville, closer to home there's plenty of festivities too. In early December, the nearby Christ Lutheran Church ELCA off Kirkwood Road hosts the German Christkindlsmarkt — or Christmas Market. Market-goers can browse crafts from well over 40 vendors, sample German foods and enjoy live music performances throughout the day. Parents and children can also stroll the festival simply to admire the many Christmas-themed decorations and fixtures put on by each vendor booth. Previous years' designs have included a wooden model of a mountain cottage surrounded by snow-covered pines.
I-24 heads South East to Nashville near Bradbury Farms.

Bradbury Farms is located right off the Interstate 24 exit, and a straight shot from Nashville when traveling east. The interstate also provides a major part of the route to Fort Campbell, which supplies Clarksville with many of its residents. Bradbury Farms sits about 25 miles southeast of the military base. The neighborhood also lies about 11 miles east of downtown Clarksville, which residents reach by first getting on nearby Tennessee State Route 76, which later connects to Madison Street. Nine miles north, Tennova Healthcare - Clarksville provides a major medical facility for the area. Travelers planning to fly out of the state go to the Nashville International Airport, which is nearly 50 miles south of Bradbury Farms.
