Access to Lake Erie shoreline and downtown Cleveland
There aren’t many places where a sense of community is palpable, but Cudell, located on Cleveland’s west side, is one of those places. Marked by a clock tower, this is where kids gather together at the rec center and, in the summer, the community flocks to the shore to hear live music. With access to downtown Cleveland and Edgewater Beach, this is an affordable option for those who want to take in all the city has to offer.
American Foursquares in the $100,000s
Homes in Cudell have cars parked in front of them, with a few trees dotted along sidewalks. Most streets are paved, but a few sideroads are laid with brick, giving the neighborhood character. Almost every property here is a Foursquare, and some homes have Victorian influences. Prices range from $50,000 for a home that needs a lot of work to the upper $100,000s for a turnkey property. There are single- and multi-family options available throughout the neighborhood.

Brewnuts is a city staple
“The neighborhood is close to Gordon Square, a young, hip area with a lot of cool coffee shops and restaurants,” says Vaughn. The Gordon Square Arts District is about a mile to the east and known throughout the city as a trendy retail and dining destination, with galleries and theatres tucked between local businesses. Brewnuts, located on Detroit Avenue, is a city staple, serving donuts, beer and beer-infused donuts. “A monopoly board was built for Cleveland, and Brewnuts was on it,” says Vaughn. Grab groceries from Giant Eagle Supermarket on West 117th Street or pick up the essentials from the neighboring Target. Also in this area are The Home Depot, Staples and AutoZone Auto Parts.

Students served by the Cleveland Municipal School District
Students are zoned for the Cleveland Municipal School District and can attend Marion C. Seltzer School for Prekindergarten to eighth grade, which has a 13-to-1 student-teacher ratio and receives a C-minus grade from Niche. The school offers bilingual support services for English language learners. From there, students can attend Max S. Hayes High School, which has a 14-to-1 student-teacher ratio and receives a C-minus from Niche. According to Realtor Jullian Vaughn with Keller Williams Premier Heights Group, “Max S. Hayes offers trade programs for students. My brother was able to work in an automobile shop before he graduated, learning a trade before he left high school.” About 3 miles to the east is faith-based St. Ignatius High School, which Vaughn says, “is a great school with a leading football team.”

Scenic views at nearby Edgewater Beach
Belmont Park is a small urban park with a playground and basketball court. While it’s walkable from some homes in the neighborhood, Vaughn, who grew up in the neighborhood says, “Most people go to the parks at Edgewater Beach if they want to spend time outside.” Edgewater Beach, about 2 miles from the neighborhood, offers panoramic views of the Cleveland skyline over Lake Erie. With 6,000 feet of shoreline, two beaches, a playground and pavilions, this is a perfect spot to sunbathe in the summer. The Lindsey Family Play Space, located near the Upper Pavilion at Edgewater Park, is a state-of-the-art playground with sprawling obstacle courses, massive slides and nature play, with sand, rocks and boulders for kids to climb on.
The Cudell Recreation Center is an indoor facility that offers lessons in swimming, basketball, tee ball and more. There are tons of things for kids to get into here, like a pool and splash pad. In 2022, the NBA dedicated a Live, Learn or Play center to Cudell, which includes a newly renovated multipurpose room and mindfulness and meditation center. The Cudell Fine Arts Center is another great place for the community to get together, offering pottery, painting, airbrush, printmaking and other fine arts classes to children and adults.

Live music at Edgewater LIVE
Every Thursday in the summer, at Edgewater Beach, Edgewater LIVE dominates the shore of Lake Erie. Vaughn says, “It’s a huge party that brings out a lot of Cleveland.” Each week, there’s live music in a wide range of genres, as well as food and drink from the beach’s clubhouse, Beach House.
U.S. Interstate 90 leads to downtown
RTA Rapid Transit, or, as locals call it, The Rapid, stops right outside The Cudell Recreation Center and leads throughout the city. Vaughn says, “It’s a great way for millennials – or anyone – trying to save money to get to surrounding areas.” U.S. Interstate 90 cuts horizontally through the southern part of the neighborhood and will lead locals further into downtown Cleveland.
