Rural living north of Zoar Valley
The southernmost town of Erie County, Collins, is a small town about 30 miles south of Buffalo. Established in 1821 and spanning 62 square miles, it includes a large part of the Cattaraugus Indian Reservation and is just north of the Cattaraugus Creek and Zoar Valley. “Collins has a beautiful landscape,” says Kathy Komenda, a Realtor with Howard Hanna Western New York, who has 15 years of experience in the market. “People like it because it’s a rural area, so that you can get a little acreage. While it is a rural area, you are still close to amenities, and it's about a half-hour drive to Buffalo and the ski slopes.”
Mixed single-family home styles and lot sizes
In the rolling hills of Erie County, tight streets feature a collection of Bungalows, ranch-style houses, and colonial revivals in small subdivisions. Property lots are compact with trees scattered throughout, commonly featuring driveways and the occasional small garage. As it gets more rural away from the town center, there is also the opportunity to buy land for a new construction project or renovate older homes on multiple acres. Buyers can expect a two-bedroom, one-bathroom bungalow to go for about $140,000, while a four-bedroom, two-bathroom ranch on three acres sells for just over $200,000. “Collins’ housing market is stable. There is low inventory, so listings tend to move quickly when things get posted,” Komenda says.

Sports at Town of Collins Park and Kissing Bridge

A little bit closer, Gowanda offers the Creekside Market and also has an urgent care facility. Main Street in Collins is home to the public library and town hall, but it also features several local favorite restaurants. Known for its baked goods and coffee, Peace of Pie also serves sandwiches, wraps and ice cream and has a small gift shop. Goode’s Family Restaurant is another staple and serves homemade soups every day.

Attending Springville-Griffith and Gowanda schools
Most students attend the Springville-Griffith Institute Central District, which scores a B on Niche. Students attend Springville Elementary, Springville-Griffith Institute Middle and Springville-Griffith Institute High School. According to Niche, the elementary scores a C-plus, the middle schools score a B-minus and the high school grades a B. The high school offers a business education program while offering its students a range of vocational programs through the school or the Board of Cooperative Education Services.
A small portion of students will attend the Gowanda Central School District, which scores a B-minus on Niche and has just over 1,000 students with an average student-teacher ratio of 8-to-1. The school path is Gowanda Elementary, Gowanda Middle and Gowanda High School. Niche grades the elementary school a C-plus, the middle school a B-minus, and the high school a B. Gowanda High offers multiple focus-based programs, including visual arts, science and music, to all students to focus their education around their interests.

Celebrating independence at Collins Town Park
Each July since 2011, Collins has celebrated Liberty Fest around Independence Day at Collins Town Park. The event includes family-friendly activities like face painting, a photo booth, food and live music.
Rural Transit trips and Buffalo commuter highways
The town of Collins offers the Rural Transit Service, which is a volunteer organization aimed to help provide transportation for senior citizens, low/moderate income individuals and those with disabilities. Qualified residents must request a ride at least 48 hours in advance and can schedule two trips a week. There is no charge on the individual, but donations are suggested. About 30 miles south of Buffalo, locals can drive into the city via US Highway 62 or Interstate 90.
