River Run may best be defined by the company it keeps: it has farmlands on one side and the up-and-coming community of Commerce City on the other, Interstate 76 to the east and the E-470 toll road to the north, 18 miles south is Denver. "It's definitely one of the most convenient places to live as far as commuting in the area goes," says Tony Thurman, Real Estate Agent with Resident Realty and longtime resident of the area. "The neighborhood manages to provide easy access, and it's cheaper than some of the other suburbs nearby - all while feeling a little bit more spread out and quiet." Expansive views of the Rocky Mountains serve as a backdrop, and the proximity to natural attractions like the Rocky Mountain Arsenal National Wildlife Refuge allows residents to enjoy Colorado's outdoor beauty right at their doorstep. "It's a great spot for people that want to sit out a little ways from the city, or those who want to save some money by moving from Thornton."

Most homes in River Run were built in the late 90s and early 2000s. The neighborhood consists primarily of modern traditional two-story homes, along with a fair number of ranch styles. One appealing aspect for many is the fact that homes in River Run (and Commerce City, in general) tend to be larger than those that can be found closer to Denver. "The best part about River Run is that it's a lot more buyer-friendly and reasonable than even a place like Stillwater, which is just to the north," says Thurman. Ranch style homes start at around $500,000 and range up to $600,000, while two-story traditional homes start at $435,000 and can reach as high as $775,000. The median price for a home in River Run is about 20% less than the average cost of a house in the Denver metro area.

Shopping and dining along 104th Avenue
While the River Run neighborhood itself is almost entirely residential, it still offers access to ample shopping and dining options 3 miles south along 104th Avenue. "There's not a ton of shopping or places to eat within the neighborhood itself, but Commerce City, in general, has plenty," says Thurman. "And you can always go to Downtown Denver for what it doesn't have." Several supermarkets are nearby, including King Soopers, Walmart Supercenter, and Safeway. Those looking for organic, local produce can find it at the Palombo Farms Market, as well. Nearby restaurants include Stephanie's Café, which serves up hearty breakfasts alongside fresh coffee in a casual atmosphere, while State House 38 serves as the go-to sports bar and spot for comfort food.

River Run Park is a popular community gathering spot, known for regularly hosting events like Movies in the Park. River Run is part of the School District 27J. Thimmig Elementary School, which earns a B rating on Niche, is within walking distance for many in the neighborhood. Students can then progress to B-minus-rated Prairie View Middle School. Prairie View High School, also rated B-minus, is home to a recently-built 47,500 square foot STEM center, which includes a culinary lab, sports medicine facility and a small engines program.
