Agricultural hub in Kings County with transportation options and the California State Prison

Along Kings County’s eastern border, Corcoran is a small town where neighbors are treated like family, and sometimes, they actually are cousins, siblings, and parents in this blue-collar community. Perhaps best known as the home of the California State Prison, Corcoran also has deep ties to farming and transportation. Located amidst some of the world’s most fertile land, it’s surrounded by agricultural fields and distant mountain ranges in the San Joaquin Valley. According to the 2020 Census, more than 22,000 people live in Corcoran, a far cry from the 1,100 citizens here when the city was incorporated in 1914.

California State Prison, Adventist Health and houses of worship

Nearly 320 acres of the city are zoned for light and heavy industries, including two large industrial parks. California State Prison forms the economic backbone of Corcoran, and nearly half the city’s population is made up of the incarcerated there. The California Substance Abuse Treatment Facility and State Prison-Corcoran is another major employer, along with the Corcoran Unified School District. Plus, agriculture is still alive and well in Corcoran, where cotton, alfalfa, wheat, and vegetables are grown. The city doesn’t have a dedicated hospital, but United Health Centers of the San Joaquin Valley operates urgent care services, laboratories and dental programs. For more extensive healthcare needs, Corcoran is around 20 miles from Adventist Health Hanford and Adventist Health Tulare. The community also has nearly 20 Protestant, Catholic and Latter-day Saints worship centers, some of which offer services in Spanish.

Boswell Community Park, Sequoia National Forest and the Cotton Festival

Corcoran Parks Division maintains five parks and four ponds. J. G. Boswell Community Park is the city’s largest green space and features walking trails, an aquatic center with an Olympic-size pool and an amphitheater. It’s known for its sports complex, with basketball courts and soccer and baseball fields. Other city parks have various features, like playgrounds, a gazebo, horseshoe pits and open grassy areas. The Sequoia National Forest is 50 miles east and offers over 1,100 miles of trails through over a million acres of towering redwood trees, rivers and lakes. The Corcoran Chamber of Commerce sponsors the annual Cotton Festival each Fall. It celebrates the city’s agricultural history with carnival rides, live music, eating contests and an open-air dance under the stars.

Taquerias, Corcoran Plaza and local farmers’ markets

The city has national quick-service restaurants and locally owned drive-ins, pizza parlors, taquerias and a brewery clustered along Whitley and Dairy Avenues. Corcoran Plaza is located downtown and has a cafe, Mexican eateries and a Chinese restaurant. Every summer, the Corcoran Farmers’ & Artisans’ Market highlights local food growers, makers and florists. “The farmer’s market is phenomenal. It showcases really fresh tomatoes, lettuce and fruit. All that stuff is grown in our backyard. Everything you eat on a daily basis comes from here,” says Nivia Lourenco, a Realtor with Century 21’s United Group with over 20 years of experience. “For big things, everybody shops in Hanford. They have a Target and a Walmart, and downtown has boutiques. There’s an outlet mall 30 minutes away.”

Ongoing construction in California’s Central Valley

Corcoran was one of the hundreds of places H.J. Whitley, a famous turn-of-the-century land developer, invested in across California. He bought 32,000 acres and divided it into lots, creating a residential base for the growing city, which was expanding thanks to the newly established cotton industry. Multiple developers are still constructing new subdivisions around Corcoran, although most housing was built from the 1970s through the 1990s. Single-family homes, townhouses and manufactured housing make up nearly 80% of the city’s residences, with almost 50% having three bedrooms. Prices rose by 4% over 2024, and homes sell for a median price of $270,000, less than the national average.

Corcoran Joint Unified School District and College of the Sequoias

The Corcoran Joint United School District oversees six schools, enrolling over 3,200 students. It earned a C-plus from Niche, with an A-minus for teachers and a B-minus for college preparation. Formed in 1905, the diverse district incorporates technology into all grade levels with interactive whiteboards, iPads for students and 24/7 wireless internet access. The College of the Sequoias offers two-year degrees and professional certificates across the county, with campuses in Hanford, Tulare and Visalia.

Amtrak, Kings Area Regional Transit and Highway 43

Corcoran was a railroad junction in the early 1900s. Today, the city maintains strong transportation networks, including railroad tracks paralleling Santa Fe Avenue. Amtrak operates several lines from the Corcoran Train Station to Bakersfield, Hanford, Fresno and Modesto. The San Joaquins Train Service also has a train running from Bakersfield to the Bay Area from the station. Kings Area Regional Transit operates bus services in Corcoran and nearby cities. Highway 43 is the area’s most significant roadway and intersects with Highway 198 near Hanford. Commuters from Corcoran typically have around a 30-minute one-way journey each day to Visalia or Tulare. Fresno Yosemite International Airport is 55 miles north.

Land subsidence, Tulare Lake and crime data

The area has a Mediterranean climate with warm summers, mild winters and little rainfall. This lack of water has led to farming operations using aquifers to irrigate fields. Over the past 20 years, slowly draining those aquifers has caused the land to subside over 11 feet from its previous elevation. The city also faces a flooding risk from Tulare Lake. A series of levees help protect the town from these events. According to 2023 FBI crime data, violent crime rates in Corcoran are 32% above the national average, while property crime rates are 35% below.
