While its name implies the opposite, Urbandale offers comfortable suburban living among pocket parks, sidewalk-lined streets and locally owned restaurants, all just 8 miles east of Downtown Dallas. “Urbandale offers flexibility where you’re close to downtown, but far enough away to get out of the city a bit and have that true, suburban feel,” says Jody Hawkins, a Realtor with Local Realty Agency who has been selling homes in the area for over four years. “This area is also a bit more established.” The East Dallas neighborhood is about 2 miles south of Interstate 30, which provides easy access to the city center and beyond.

A collection of ranch-style and split-level homes built around the mid-1900s sit along Urbandale’s tree-lined streets. Most homes feature vinyl or brick siding and sit side-by-side on modest lots with an average size of about 9,145 square feet. Further south is the Greenwood Terrace subdivision, a pocket of custom-built homes ranging from charming bungalows to Tudor-style homes. New construction built throughout the early 2020s is also scattered throughout Urbandale, including new traditional homes. “There’s a lot of transition as far as houses being rebuilt and remodeled,” Hawkins says. Prices range from around $210,000 for a two-bedroom ranch-style home to $340,000 for newer construction. According to the CAP Index, the neighborhood has an overall Crime Score of 6 compared to the national average of 4.

Military Parkway connects to I-30 and Downtown Dallas
Urbandale is about 8 miles east of Downtown Dallas, and the Military Parkway connects to nearby thoroughfares such as Interstate 30. Urbandale Park anchors the neighborhood with 16 acres of green space off Military Parkway. The park features lush lawns, picnic tables, a system of paved walking paths and a playground for kids to explore. The neighborhood is also less than 2 miles east of Parkdale Park, where locals have access to a basketball court and softball field. Kids attend the Dallas Independent School District
Children in the eastern half of the neighborhood begin their education at Adelfa Botello Callejo Elementary School, while children on the west side attend Urban Park Elementary School. Both schools earned a B from Niche. Older kids attend the C-plus-rated Ann Richards Middle School and Skyline High School. Skyline was the first high school in the country to offer a magnet school curriculum, and students may apply to clusters in the Skyline Career Development Center and gain hands-on experience in fields such as aviation, culinary arts and graphic design. Teens can also earn an associate degree from the Skyline Early College High School program.
